About The Position

The Senior Property Manager oversees all operational, financial, and strategic aspects of assigned properties and leads the property management team. This position focuses on optimizing property performance through effective business operations, budget management, and team development, ensuring the property meets or exceeds financial and operational objectives.

Requirements

  • Bachelor's degree in Business, Property Management, or related field preferred
  • 5+ years of progressive property management experience
  • Previous supervisory experience required
  • Strong financial acumen and budget management experience
  • Proven track record of property performance optimization
  • Advanced knowledge of property management software (Yardi preferred)
  • Excellent analytical and problem-solving skills
  • Strong leadership and team development abilities
  • Valid driver's license and reliable transportation
  • Ability to pass background check and drug screening

Nice To Haves

  • CPM, ARM, or related industry certifications
  • Experience with HUD/Section 8 housing programs
  • Bilingual (English/Spanish)
  • Experience managing capital improvement projects

Responsibilities

  • Develop and implement strategic plans to maximize property performance and ROI
  • Set and monitor property performance goals and benchmarks
  • Provide leadership and direction to the property management team, including the Community Manager
  • Create and maintain standard operating procedures
  • Identify opportunities for operational improvements and cost savings
  • Lead change management initiatives and property improvements
  • Oversee property budget development and management
  • Monitor and analyze financial performance metrics
  • Manage operating expenses and capital expenditures
  • Review and approve property-related expenditures
  • Ensure timely rent collection and maintain optimal occupancy rates
  • Analyze market conditions and adjust pricing strategies accordingly
  • Prepare and present financial reports to ownership/management
  • Supervise all aspects of property operations and maintenance
  • Oversee vendor and contractor relationships
  • Manage capital improvement projects
  • Ensure compliance with all regulatory requirements
  • Monitor and maintain property standards and conditions
  • Develop and implement preventive maintenance programs
  • Oversee emergency response procedures and risk management
  • Provide direct supervision to Community Manager and maintenance staff
  • Establish performance expectations and goals
  • Conduct regular performance evaluations
  • Implement training and development programs
  • Monitor staffing levels and recruitment needs
  • Foster a positive work environment and team culture
  • Ensure compliance with all federal, state, and local regulations
  • Maintain current knowledge of Fair Housing laws and other relevant regulations
  • Oversee property insurance and risk management programs
  • Manage audit processes and documentation
  • Monitor and maintain all required certifications and licenses
