About The Position

We are representing a top-tier, fully integrated real estate developer-builder with a 70+ year legacy of delivering some of the most recognizable residential communities in the GTA. Their projects are known for design excellence, long-term quality, and strong resident communities. They are seeking a Senior Property Manager to take full leadership of a flagship, two-tower condominium community in the heart of Toronto — a highly visible asset within their portfolio. This role offers a rare combination of: Ownership of a marquee property, Leadership over a full on-site team (Property Manager and Administrators), and Influence on resident experience at scale. If you’re looking to move beyond “condo management” into true asset leadership, this is the step up. As the Senior Property Manager, you will be the lead operator and strategic partner to the Board for a large, high-profile condominium community. You will oversee all operational, financial, and team performance aspects of the property — ensuring a seamless resident experience while maintaining strong financial and physical asset performance. This is a hands-on leadership role, ideal for someone who thrives in a high-profile, high-accountability environment.

Requirements

  • 7+ years of residential condominium property management experience
  • Proven experience managing large-scale or high-profile communities
  • CMRAO General License (required)
  • A confident leader with experience managing and developing teams
  • Highly organized with the ability to manage complex operations and multiple stakeholders
  • Strong financial acumen with experience overseeing budgets and reserve funds
  • Professional, composed, and effective in high-pressure or high-visibility situations

Responsibilities

  • Act as the primary advisor to the Board of Directors, guiding governance, compliance, and strategic decision-making
  • Lead the full operational performance of a flagship two-tower community
  • Oversee and mentor an on-site team of Property Managers, Administrators, and support staff
  • Manage vendor relationships, major service contracts, and performance standards
  • Ensure full compliance with the Condominium Act, declarations, and by-laws
  • Prepare and oversee annual budgets, reserve fund planning, and financial reporting
  • Conduct regular site inspections, proactively managing capital projects, deficiencies, and risk
  • Lead board meetings, AGMs, and owner communications with confidence and professionalism
  • Drive resident satisfaction, retention, and community engagement initiatives
  • Oversee emergency response planning and health & safety compliance
