About The Position

As a Senior Project Manager (SPM), you will lead the successful delivery of commercial, retail, and office workplace fit-out projects from feasibility through close-out. You will oversee multiple workstreams across design, procurement, construction, technology integration, furniture installation, workplace transitions, commissioning, and handover while providing leadership and mentorship to Project Managers and junior team members. This role requires strong technical competence, excellent client-facing skills, and the ability to manage competing priorities in a dynamic, deadline-driven environment. Experience delivering corporate office environments, workplace modernization initiatives, tenant improvements, relocations, and occupied-space renovations is highly valued. The is a hybrid opportunity based in Toronto, Vancouver or Montreal. We also welcome applications from candidates elsewhere in Canada who are open to relocating to one of these locations.

Requirements

  • 7+ years of progressive experience managing construction projects, with demonstrated leadership responsibility.
  • Experience delivering retail or commercial, and/or corporate fit‑out projects is required.
  • Experience managing workplace environments, tenant improvements, office relocations, workplace modernization programs, and occupied-space renovations is highly desirable.
  • A recognized university degree (or equivalent) in Engineering, Architecture, Construction Management, Project Management or a related field.
  • Strong technical ability to read, understand, and coordinate construction drawings and specifications, and project documentations.
  • Demonstrated experience coordinating furniture, AV, security, structured cabling, and IT infrastructure components within office environments.
  • Experience working with landlords, property managers, and corporate real estate teams within multi-tenant commercial office buildings is considered an asset.
  • Proven experience leading client-facing projects and managing senior stakeholders.
  • Proficient in MS Outlook, Word, Excel, PowerPoint, and project scheduling tools such as MS Project or P6.
  • Highly organized with strong attention to detail; comfortable juggling competing demands in a fast-paced, administrative-heavy environment.
  • Strong numerical, analytical, and problem-solving skills with confidence using technology and web-based data platforms.
  • Willingness to travel to project sites as required.

Responsibilities

  • Lead and manage retail, commercial, and corporate office fit-out projects throughout the full project lifecycle, including feasibility, design, procurement, construction, furniture installation, IT coordination, commissioning, move management, and close-out.
  • Deliver workplace transformation initiatives, tenant improvements, office relocations, consolidations, and occupied-space renovations.
  • Review, interpret, and coordinate construction drawings, specifications, and technical documentation to identify risks, gaps, and constructability issues.
  • Coordinate with consultants, contractors, landlords, property managers, and authorities having jurisdiction to ensure design and construction compliance.
  • Collaborate with workplace strategy, facilities management, corporate real estate, IT, operations, and business stakeholders to ensure project outcomes align with organizational objectives.
  • Coordinate workplace technology requirements, including structured cabling, AV systems, security systems, access control, and smart office solutions.
  • Manage phased construction activities within occupied office environments while minimizing operational disruption and maintaining business continuity.
  • Conduct regular site visits as required to monitor progress, quality, safety, and adherence to scope, schedule, and budget.
  • Proactively identify, assess, and mitigate project risks, resolving issues efficiently and escalating when appropriate.
  • Lead procurement strategies, including tendering, evaluation, recommendation, and appointment of consultants, contractors, furniture vendors, technology providers, and other project partners.
  • Establish, negotiate, and manage quotations, purchase orders, work orders, and contracts, including Master Service Agreements.
  • Monitor costs, manage change control processes, and ensure accurate financial tracking, forecasting, and reporting.
  • Process and certify payments to consultants, contractors, and direct vendors in coordination with the consultant team.
  • Ensure commercial decisions support project objectives while maintaining quality, schedule, and budget requirements.
  • Act as the primary point of contact for client stakeholders, providing clear, timely, and strategic communication.
  • Lead and facilitate client meetings, design coordination meetings, contractor meetings, stakeholder workshops, and site meetings.
  • Build strong relationships with corporate real estate, workplace services, facilities management, IT, HR, operations, landlords, and executive leadership teams.
  • Manage client expectations while balancing scope, schedule, quality, and budget constraints across multiple concurrent projects.
  • Support workplace change management initiatives, occupancy planning, move management, transition activities, and post-occupancy stabilization.
  • Prepare and deliver concise project updates, reports, dashboards, and presentations to senior client representatives and executive stakeholders.
  • Provide leadership, mentorship, and guidance to Project Managers and other team members, fostering professional development and project management best practices.
  • Support workload planning, resource allocation, and review of project deliverables to ensure consistency, quality, and compliance with account standards.
  • Promote a collaborative, accountable, and results-oriented team culture.
  • Lead by example in project governance, documentation standards, risk management, and client service excellence.
  • Support the ongoing development and continuous improvement of project management processes across the account.
  • Maintain comprehensive project documentation in a highly administrative, multi-project environment.
  • Ensure accurate scheduling, reporting, budgeting, forecasting, and document control using established project management systems.
  • Coordinate and administer project close-out activities including deficiencies, commissioning, turnover documentation, occupancy readiness, and lessons learned workshops.
  • Drive continuous improvement through post-project reviews, knowledge sharing, and implementation of best practices.
  • Ensure all project records are maintained in accordance with client, contractual, and organizational requirements.
