AIR Communities is seeking a Senior Project Manager to lead large-scale capital improvement and asset enhancement projects across its multifamily portfolio. This role involves overseeing renovations from concept to completion, managing complex projects such as hallway renovations, leasing office transformations, and common area repositioning. The Senior Project Manager will partner with internal stakeholders, property operations teams, architects, designers, consultants, and vendors to develop strategies that enhance resident experience and property performance. Projects typically range from $100K to $500k+, including multi-floor, multi-phase renovations. The position requires driving all phases of project execution, including scoping, design, budgeting, bidding, contracting, scheduling, implementation, and closeout. The Senior Project Manager will be the primary point of accountability for vendor performance, ensuring quality, budget compliance, and schedule adherence. They will lead project kickoff meetings, establish clear expectations, and provide ongoing project reporting and executive-level updates. This role requires approximately 50% travel to properties within the portfolio for site assessments, project oversight, vendor management, and stakeholder engagement. The Senior Project Manager will also collaborate with design partners to develop renovation concepts aligned with AIR's brand standards and long-term asset enhancement strategy, applying strong design judgment and attention to detail. They will participate in space planning initiatives and evaluate opportunities to improve building functionality and operational efficiency. The role involves developing scopes of work, managing the vendor lifecycle, conducting site visits, identifying project risks, and coordinating multiple vendors and partners. Essential functions include leading capital projects from conception to completion, developing detailed scopes, budgets, and schedules, managing capital improvement budgets, overseeing procurement and contracting, delivering status reports, ensuring project completion according to standards, building strong partnerships, and maintaining high visibility through site visits.
