If you're an experienced Oregon-licensed property manager looking for more than just another portfolio, we'd love to meet you. We're looking for a Senior Portfolio Manager to oversee a portfolio of communities throughout the Portland metro area. This is a highly visible leadership role responsible for driving financial performance, mentoring on-site teams, improving resident experience, and helping shape the next phase of Arboreal's growth. You'll have the autonomy to make decisions, the support of an experienced leadership team, and the opportunity to influence how we operate as we continue to expand.

Requirements

  • Current Oregon Property Manager License (required).
  • Experience managing multiple apartment communities or a large multifamily portfolio.
  • A proven track record of improving property performance and leading successful teams.
  • Strong financial and operational acumen.
  • Excellent communication, organization, and leadership skills.
  • Someone who enjoys solving problems, taking ownership, and building great teams.

Responsibilities

  • Lead the operations and financial performance of a multi-site apartment portfolio.
  • Recruit, coach, and develop high-performing property management teams.
  • Improve occupancy, resident retention, leasing performance, and NOI.
  • Partner with maintenance, accounting, compliance, and leasing support teams to achieve outstanding results.
  • Analyze property performance and proactively identify opportunities for improvement.
  • Ensure compliance with company standards and applicable regulations.
  • Help implement new systems, processes, and technology as Arboreal continues to grow.
