About The Position

The position performs a variety of skilled maintenance & plant operating duties for the hospital. The Senior Maintenance Mechanic associate may be called upon to lead a group of workers on a project, teach maintenance skills to other members of the department, and to review work of outside vendors and report discrepancies, as assigned.

Requirements

  • High school diploma or equivalent.
  • Eight (8) years skilled trade experience (carpenter, painter, plasterer, HVAC, electrician, general maintenance).
  • Ability to climb and work from ladders.
  • Ability to spend long periods of time standing/ walking /kneeling and squatting while working on equipment.
  • Must be able to bend and stoop and reach above shoulders.
  • Must have ability to use tools to make repairs to equipment.
  • Must be able to lift; occasionally up to 80 pounds.
  • Ability to be scheduled for work based on operational needs of the hospital.
  • Possesses the ability to deal tactfully and harmoniously with guests.
  • Must be able to demonstrate an understanding of assigned areas, necessary supplies and equipment
  • Must be able to read and follow written work assignments.

Nice To Haves

  • Two (2) years trade school graduate.
  • UFC/Universal License.

Responsibilities

  • Assists in making decision on all normal and minor repairs and reports major problems to Director of Facilities Management and the Manager of Facilities Management.
  • Ability to read and understand blueprints, specifications, or models to learn work layout, or plans own work layout, making routine computations as needed.
  • Constructs, finishes, installs, maintains and repairs electrical and mechanical systems, or the facilities of any related systems using power and hand tools and other necessary equipment.
  • Monitors all mechanical and electrical controls and automatic features on equipment present in boiler room and mechanical rooms. Records readings of pressure gauges, thermometers, air/liquid flow meters and makes adjustments to equipment to maintain proper, efficient and safe operation, specified by hospital and regulatory policies and regulations.
  • Monitors and tests medical gas panels present in boiler room office. Maintain service and reserve banks of cylinders; change from reserve to “in use” banks when alarms are activated. Replace empty bank of nitrogen or nitrous oxide cylinders. Test for leaks. Change defective seals and medical gas outlets in all patient areas.
  • Performs water tests on boilers, soft water system, and other closed loop heating and cooling systems and adds chemical treatment as required to maintain proper water condition in related equipment.
  • Performs a variety of other semi-skilled and skilled work in various crafts such as electrical work, plumbing, carpentry, HVAC, and machinist work.
  • Cleans, lubricates, services, repairs, or diagnoses malfunction of HVAC equipment, refrigeration equipment, electrical and mechanical building systems, laundry and dietary equipment, sprinkler and standpipe systems, Fire Alarm Systems and similar plant and specialty equipment items.
  • Ability to review outside vendor projects and make punch lists.
  • Analyze and correct complex building system problems, alone or part of a team.
  • Installs, inspects, and repairs the electrical distribution system and electrical equipment throughout the physical plant to keep it operating in a safe, reliable and efficient manner.
  • Certified or formally trained in one or more skills required to maintain the systems, equipment and facilities, in a clean safe operating condition in accordance with local, state and federal regulations and hospital policy.
  • Responds to emergency problems in the facility and makes emergency repairs as needed. Requires being included in the call rotation.
  • Maintains logs, performs rounds, completed preventive maintenance work orders, tests, and inspections. Makes recommendation for modification or improvement of preventive maintenance systems.
  • Maintains shops and mechanical areas in a clean and safe manner.
  • Serves as a member of facilities fire response team.
  • Possesses basic knowledge of building management systems with the ability to learn advanced skills
