About The Position

This role will lead the asset management strategy and execution for the Company’s 900+ location retail real estate portfolio (predominantly fuel stations with convenience stores and travel centers), with responsibility for maximizing long-term asset value, optimizing portfolio performance and executing strategic real estate initiatives, including acquisitions. The Senior Director of Asset Management will report to Senior Vice President of Real Estate and partner closely with Development and Construction, Property Management, Finance, Capital Planning, Retail Operations, Fuels Marketing, Environmental, and other internal stakeholders to develop and execute portfolio strategies aligned with enterprise objectives. Requirements

  • Bachelor's degree in Finance, Business, Real Estate, or related field.
  • 10+ years of relevant real estate experience, including meaningful asset management and transaction experience, with demonstrated people leadership.
  • Demonstrated contract negotiation skills.
  • Fuel, convenience or QSR industry experience.
  • Strong analytical and problem-solving abilities.
  • Executive presence and strong communication skills (verbal / written / presentation).
  • Leadership/employee development.
  • Excellent facility with mental math and financial analysis.

Responsibilities

  • Execute asset-level and portfolio-wide strategies designed to maximize economic value, improve portfolio quality and support the Company’s long-term retail real estate objectives.
  • Maintain a comprehensive understanding of portfolio performance, market conditions, lease structures, property values and strategic opportunities; identify assets for acquisition, lease, disposition, or capital investment.
  • Lead and develop the Retail Real Estate Asset Management function, including oversight of the Director of Asset Management and collaboration with the broader real estate organization.
  • Oversee lease and sublease negotiations, renewals, restructurings and amendments. Maintain strong landlord and tenant relationships. Manage non-gas tenant leases.
  • Lead the oversight and administration of common area maintenance (CAM), real estate taxes, insurance, utilities and other reimbursable occupancy expenses across the retail portfolio where the company acts either as tenant or landlord. Establish and maintain consistent processes, controls and reporting for CAM budgeting, billing, reconciliation and recoveries across the portfolio.
  • Evaluate and oversee ROFRs, Purchase Options, Add Land opportunities and strategic acquisitions and leases for NTI (new-to-industry) or R&R (raze-and-rebuild) gas/fuel station, convenience store and travel plaza developments. Oversee due diligence processes for site acquisitions.
  • Identify and evaluate potential property dispositions and develop strategies alongside the Senior Director of Real Estate Ventures to maximize proceeds and overall economic value while considering environmental liability and operational implications.
  • Lead or provide senior oversight of negotiations with property owners, landlords, tenants, brokers and other counterparties to achieve favorable economic and contractual outcomes.
  • Play a critical leadership role in curating the tenant mix at travel plazas and lead negotiations of leases, subleases, concessions and other occupancy arrangements with travel center retailers including QSRs, restaurants, banks, service providers and other complimentary uses.
  • Conduct and/or direct complex financial analyses and underwriting to inform transaction decisions.
  • Coordinate with Legal, Finance, Retail Operations, Fuels Marketing, Development and Construction, Property Management and other stakeholders to ensure real estate decisions incorporate operational, financial and strategic considerations.
  • Establish consistent asset management processes, SOPs, reporting standards, portfolio reviews and performance metrics to improve visibility, accountability and execution across the function.
  • Develop clear recommendations and presentations for senior leadership regarding portfolio decisions, transactions, investments, risks and opportunities.
