About The Position

The Senior Director of Capital Projects is responsible for leading the strategic planning, prioritization, and execution of capital investments across the portfolio. This role oversees a team of Capital Project Managers and ensures that projects are delivered on time, within budget, and aligned with organizational objectives. The Senior Director plays a critical role in maintaining and evolving the 5-year capital plan, developing project justifications, and driving disciplined investment decisions through robust financial analysis and pro forma development. They also serve as lead liaison between Sonesta, owner’s asset managers, and owner’s project management teams.

Requirements

  • Bachelor’s degree in Architecture, Finance, Construction Management, Engineering, or related field.
  • 10+ years of experience in capital project management, architecture, construction, asset management, or related field.
  • Proven experience managing large-scale capital programs and leading teams.
  • Demonstrated ability to manage multiple complex processes simultaneously.

Responsibilities

  • Lead, mentor, and develop a team of Capital Project Managers, fostering accountability, collaboration, and high performance
  • Establish clear goals, performance standards, and professional development plans for team members
  • Ensure consistent project management practices, tools, and reporting across all projects
  • Own and continuously update the rolling 5-year capital plan, ensuring alignment with company strategy and asset lifecycle needs
  • Partner with cross-functional stakeholders (Operations, Finance, Commercial, Asset Management) to identify, prioritize, and sequence capital projects
  • Evaluate new project opportunities and ensure they are thoughtfully scoped, timed, and aligned with broader business objectives
  • Provide oversight of all capital projects from inception through completion, ensuring adherence to scope, schedule, and budget
  • Implement governance processes to track progress, mitigate risks, and resolve issues proactively
  • Ensure timely project close-out, including financial reconciliation and post-project evaluation
  • Partner with Finance to validate assumptions, budgets, and forecasts and lead the development of detailed project pro formas, including ROI, payback, and sensitivity analyses
  • Present investment cases and recommendations to senior leadership, clearly articulating financial and strategic rationale
  • Drive long-term renovation strategies across the portfolio, including brand compliance, lifecycle improvements, and repositioning initiatives
  • Ensure renovation scopes are well-defined, cost-effective, and minimize operational disruption
  • Coordinate with design, procurement, third-party project management, and operations teams to ensure successful implementation
  • Establish and refine capital project processes, standards, and reporting frameworks
  • Ensure transparency and consistency in project tracking, budgeting, and approvals
  • Leverage data and post-project insights to improve future planning and execution
