About The Position

CoreWeave is hiring a Senior Director, Acquisitions and Development to own its owned-site data center pipeline in the Americas, from land sourcing and acquisition through entitlement, utility interconnect, and delivery of construction-ready sites to the Construction team. Reporting to the VP, Strategic Programs & Global Expansion, this role leads acquisition, development, energy, and due diligence professionals and partners with Site Selection, Energy & Power, Finance, Legal, Tax, Government Affairs, Engineering, and Construction. The role is accountable for growing self-developed capacity and the land bank in line with company targets for 2027 and beyond. The Senior Director sets acquisition and development strategy, establishes quarterly targets and operating cadences, and provides leadership with visibility into project cash flow, budgets, schedules, and risks. The scope ends at delivery of entitled, powered, slab-ready sites to Construction; vertical construction, MEP build-out, and commissioning are owned by the Construction organization. The position also oversees diligence, governance, capital approvals, documentation, external relationships, and team growth. The successful candidate will combine strategic leadership with hands-on execution, manage cross-functional dependencies, and surface risks early with clear options and recommendations. The role requires access to export-controlled information and is subject to applicable U.S. export-control eligibility requirements.

Requirements

  • 15 or more years of experience in data center, hyperscale, utility-scale energy, or heavy industrial real estate acquisition and development.
  • At least 7 years of experience leading multidisciplinary teams.
  • Track record taking large-scale sites of 100 MW or more from acquisition through entitlement, utility interconnection, and construction-ready delivery across multiple U.S. markets.
  • Deep knowledge of powered-land acquisition, transmission and substation siting, interconnection queues, zoning, entitlement, and environmental processes.
  • Experience structuring and closing land purchase agreements, ground leases, and option agreements in complex, multiparty transactions.
  • Strong financial and program-management discipline, including development budgets, cash-flow forecasting, schedule management, and capital approval processes.
  • Ability to build operating cadences, RACIs, and reporting that function effectively in a matrixed, fast-moving environment.
  • Clear, concise executive communication skills, including the ability to translate technical, financial, and regulatory details into decisions.
  • Bachelor's degree in Real Estate, Engineering, Business, Urban Planning, or a related field, or equivalent experience.
  • Must meet applicable U.S. export-control eligibility requirements to access export-controlled information.

Nice To Haves

  • Experience at a hyperscaler, colocation developer, or utility-scale energy developer running an owned-site program.
  • Working knowledge of AI-ready facility requirements, including high-density power, liquid cooling, and floor loads, and how they shape site selection and civil design.
  • Established broker, utility, and municipal networks in markets such as Texas, the Southeast, Mid-Atlantic, Midwest, or Pacific Northwest.
  • Experience with Salesforce, Smartsheet, Procore, or similar pipeline and project-control tools.
  • Experience with SOX controls over capital commitments.

Responsibilities

  • Own the Americas acquisition and development pipeline; set strategy and quarterly targets for owned-site and land-bank capacity and deliver committed megawatts, schedules, and budgets.
  • Direct sourcing, evaluation, and execution of powered land and campus sites through purchase, ground-lease, and option structures, and approve deals before investment committee review.
  • Lead development through construction readiness, including entitlement, zoning, permitting, environmental work, utility interconnection for power, water, and fiber, and pre-construction and civil milestones.
  • Hand off shovel-ready sites to Construction according to agreed gates.
  • Lead site, technical, and commercial due diligence for land and lease opportunities, establishing consistent standards, service-level agreements, and decision-ready reports.
  • Implement and maintain project-management tools and processes that provide live cash-flow, budget, and schedule information; maintain a current RACI with Construction, Site Selection, and Energy; and run weekly pipeline and program-status reviews for executive leadership.
  • Prepare and present acquisition and development approvals, maintain SOX-aligned documentation for capital commitments, and ensure purchase orders, invoices, and vendor reports are validated and tied to the correct sites.
  • Lead and grow a team of Principals, Managers, Development Project Managers, and specialists; establish clear roles and accountability and hire ahead of pipeline growth.
  • Manage relationships with brokers, landowners, utilities, municipalities, consultants, and development partners, representing CoreWeave consistently in each market.
  • Escalate power-path, entitlement, schedule, and counterparty risks with options and recommendations, and resolve cross-functional blockers.
