Senior Director, Acquisitions and Development

CoreWeave•Bellevue, WA
•$210,000 - $281,000

About The Position

The Senior Director, Acquisitions and Development owns CoreWeave's owned-site data center pipeline in the Americas, from land sourcing and acquisition through entitlement, utility interconnect, and delivery of construction-ready sites to the Construction team. Reporting to the VP, Strategic Programs & Global Expansion, this role leads acquisition, development, energy, and due diligence professionals and partners with Site Selection, Energy & Power, Finance, Legal, Tax, Government Affairs, Engineering, and Construction. The role is accountable for CoreWeave's self-developed capacity and land bank growth, setting acquisition and development strategy and building the operating systems and cadence that provide leadership visibility into project cash flow, budget, schedule, and risk. Its scope ends at pre-vertical construction: the role delivers entitled, powered, slab-ready sites to Construction, while vertical construction, MEP build-out, and commissioning belong to the Construction organization.

Requirements

  • 15+ years in data center, hyperscale, utility-scale energy, or heavy industrial real estate acquisition and development.
  • 7+ years leading multidisciplinary teams.
  • Track record taking large-scale (100 MW+) sites from acquisition through entitlement, utility interconnect, and construction-ready delivery across multiple U.S. markets.
  • Deep knowledge of powered land acquisition, transmission and substation siting, interconnection queues, zoning, entitlement, and environmental processes.
  • Experience structuring and closing land purchase agreements, ground leases, and option agreements in complex, multiparty transactions.
  • Strong financial and program discipline, including development budgets, cash flow forecasting, schedule management, and capital approval processes.
  • Ability to build operating cadences, RACIs, and reporting that work in a matrixed, fast-moving environment.
  • Clear, concise executive communication skills, including the ability to translate technical, financial, and regulatory details into decisions.
  • Bachelor's degree in Real Estate, Engineering, Business, Urban Planning, or a related field, or equivalent experience.

Nice To Haves

  • Experience at a hyperscaler, colocation developer, or utility-scale energy developer running an owned-site program.
  • Working knowledge of AI-ready facility requirements, including high-density power, liquid cooling, and floor loads, and how they shape site selection and civil design.
  • Established broker, utility, and municipal networks in key markets, including Texas, the Southeast, Mid-Atlantic, Midwest, and Pacific Northwest.
  • Experience with Salesforce, Smartsheet, Procore, or similar pipeline and project control tools.
  • Experience with SOX controls over capital commitments.

Responsibilities

  • Own the Americas acquisition and development pipeline; set strategy and quarterly targets for owned-site and land bank capacity, and deliver against committed megawatts, schedule, and budget.
  • Lead sourcing, evaluation, and execution of powered land and campus acquisitions through purchase, ground lease, and option structures; approve deals before investment committee review.
  • Own development through construction readiness, including entitlement, zoning, permitting, environmental review, utility interconnect for power, water, and fiber, and pre-construction and civil milestones; hand off shovel-ready sites to Construction against agreed gates.
  • Lead site, technical, and commercial due diligence for land and lease opportunities, using consistent standards, service-level agreements, and decision-ready reports.
  • Implement and maintain a project management tool with live cash flow, budget, and schedule; maintain a current RACI with Construction, Site Selection, and Energy; and establish a weekly pipeline and program status cadence for executive leadership.
  • Prepare and present acquisition and development approvals; maintain SOX-aligned documentation for capital commitments; and ensure purchase orders, invoices, and vendor reports are validated and tied to the correct sites.
  • Lead and grow a team of Principals, Managers, Development Project Managers, and specialists; set clear roles and accountability and hire ahead of pipeline growth.
  • Manage relationships with brokers, landowners, utilities, municipalities, consultants, and development partners, representing CoreWeave accurately and consistently in each market.
