About The Position

Keystone Custom Homes is seeking a Senior Digital Marketing Analyst to manage their data, advertising, and automation systems to drive growth. This is a senior individual contributor role focused on running paid media, building attribution models, performing complex data analysis, and implementing AI workflows to enhance the marketing team's efficiency. The role involves working directly with Sales & Marketing leadership to address key business questions regarding budget allocation, community support, and data infrastructure development. The position is hybrid, with some days in the Lancaster, PA office, but remote options are available for the right candidate.

Requirements

  • 4+ years of experience running paid digital campaigns at a senior level (Google Ads, Meta Ads, and ideally programmatic, YouTube, or other paid social).
  • Deep GA4 fluency, including event models, conversion setup, custom dimensions, exploration reports, and API usage.
  • Google Tag Manager proficiency.
  • SQL-level comfort with marketing data, including Supermetrics, Looker Studio, BigQuery, or equivalent.
  • Attribution literacy, with the ability to explain tradeoffs between different attribution models.
  • Hands-on experience with AI tools in a marketing context, including building workflows.
  • Working knowledge of SEO (technical and on-page).
  • Clear communication skills, with the ability to distill complex data into concise recommendations.
  • Bachelor's degree in a relevant field (marketing, analytics, statistics, computer science, economics) or equivalent experience.

Nice To Haves

  • Experience in homebuilding, real estate, or another considered-purchase industry with a long sales cycle.
  • Google Ads and/or Meta Blueprint certification.
  • Experience with HubSpot, Salesforce, or similar CRMs at the data-model level.
  • Python, R, or similar for ad-hoc analysis.
  • Experience shipping a marketing tool or script that a team uses.
  • Familiarity with industry publications and thought leaders (e.g., Benedict Evans, Stratechery, Marketing Brew).

Responsibilities

  • Run and optimize paid media campaigns across Meta Ads, Google Ads, and emerging platforms, including strategy for campaign structure, bidding, audience design, creative testing, and budget allocation.
  • Own organic search strategy, including technical SEO, community page optimization, and keyword coverage.
  • Build and maintain the source-of-truth reporting stack using GA4, HubSpot, Salesforce, Supermetrics, and Meta/Google Ads.
  • Untangle multi-touch attribution for a long sales cycle and translate data into actionable recommendations for sales leaders.
  • Build AI-powered workflows for lead scoring, content generation, campaign analysis, competitive research, and reporting automation.
  • Manage the digital advertising budget, justify spend with data, and report on results.
  • Partner with Sales leadership on community launches, inventory pushes, and market-specific campaigns.
  • Identify and surface insights on underperforming communities, saturated channels, and funnel leaks.
