About The Position

This position is responsible for overseeing day-to-day management of tenant and capital improvement projects including but not limited to; plan submissions, permits, bonds, submittals, contracting architects, consultants, and general contractors for B. F. Saul REIT & Saul Center projects.

Requirements

  • 5-8 years working for a general contractor or owner construction management
  • Minimum of 5 years project management experience required with emphasis on retail and office tenant improvements
  • 4-year degree in Construction Management or Engineering or equivalent work experience
  • Effective verbal and written communication skills
  • Planning and organization skills
  • Ability to effectively react to and manage unforeseen schedules and situations
  • Ability to use rational resources to solve problems and make decisions
  • Management and personal skills
  • Must be a team player
  • Ability to meet deadlines and is self-directed, thorough and responsible
  • Advanced skills in Word, proficient in Outlook, and Excel and Microsoft Project or equivalent CPM scheduling program

Nice To Haves

  • CCM (Certified Construction Manager) and LEED AP would be a plus
  • Commercial development and construction; retail, office and Multi-Family Base Building and development background

Responsibilities

  • Daily oversight of all construction projects under their supervision
  • Compile conceptual budgets/competitive bids
  • Coordinate with building architect / MEP for development of project CD’s
  • Compile bid list and front-end documents for bidding
  • Manage the bidding and award of process for all assigned projects
  • Initiate and secure Senior Management approval of Expenditure Approval Form (EAF)
  • Insurance and Permit submission
  • Substantial completion walk-through
  • Owner procurement items
  • Coordination with assigned Construction Supervisor for project oversight
  • Coordination with tenant’s contractor(s) and /or tenant to ensure timely possession of space by tenant
  • Process vendor invoices
  • Process tenant invoicing
  • Contract enforcement and Close out
  • Coordinate with A&E team for RFI and Submittal review and action as required
  • Cash Flow Forecasting and draw reviews for base building projects with Accounting and Lenders
