About The Position

The Senior Construction Project Manager will coordinate daily activities with client personnel and interface daily with client Vendors, General Contractors and Sub-Contractors (through the GC) to ensure all construction and building activities are being completed and performed in an accurate and timely manner. In all instances the Senior Construction Project Manager must perform in accordance with and be committed to the mission of Bickerdike Redevelopment Corporation. The position requires the ability to report to work timely, plan, organize, and execute tasks; analyze information, make informed decisions, concentrate, use critical thinking and reasoning skills, and monitor and regulate behavior and emotions. Read, review, comprehend, evaluate, and interpret technical materials, research reports, blueprints, plans, drawings, and technical studies. A high level of managerial, leadership and construction project management experience required. The employee in this position is regularly required to read, talk, hear, sit, use hands, reach with hands and arms, stand, walk, climb, carry and lift and/or move up to 50 pounds. In office and on-site work required.

Requirements

  • Minimum of 3-7 years of construction and supervisory experience.
  • High school diploma or equivalent, plus 3 years of specialized training in architecture and/or construction estimating required.
  • Computer knowledge and project management/construction related software experience necessary.
  • Must have a commitment to community development.
  • Must be willing to work flexible hours.
  • Individuals must have good organizational, time management, communication and writing skills.
  • Must be willing to work flexible hours, work in an office and construction site environment.
  • Must have the ability to read, review and report on extensive blueprints and contracts.
  • Demonstrate the ability to build relationships and work effectively with people of diverse social, economic, and racial/ethnic backgrounds.
  • This position is in person, with no hybrid work from home schedule.

Responsibilities

  • Monitor and assist in facilitation of “on-time” and “on-budget” project.
  • Oversee all aspects of assigned construction projects including, but not limited to: review and negotiation of costs, start up, preparation of construction schedule, actual construction, expediting, inspection, quality control and total delivery of the project according to the established criteria.
  • Assist in the coordination, scheduling, and monitoring of resident relocation efforts.
  • Maintain an owners’ representative mentality in development and execution of all projects including management of all processes to ensure compliance in all areas.
  • Monitor staffing requirements and ensure they are achieved and meet expectations.
  • Promote and ensure safety with contractors and vendors on all projects.
  • Provide assurance that the construction is in compliance with the plans and specifications as approved by the owner.
  • Ensure that the General Contractor adheres to the Local Employment Plan.
  • In coordination with the Development Project Manager, ensure all assigned project(s) are on schedule and within budget and accelerates schedules and production levels where possible.
  • Provide on-going value engineering of project to identify potential cost savings and eliminate project delays.
  • Maintain and orient General Contractor with “big picture” information for each assigned project and maintain cost tracking system at the beginning of the project and regularly throughout the project.
  • Maintain, track and submit accurate records of all revenue and expenditures for each assigned project in coordination with the Vice President of Real Estate Development.
  • Participate in weekly OAC meetings.
  • Oversee the construction pay request process for assigned projects to ensure complete and accurate preparation of payout documents, arranging of inspections and coordination of closeout of the project
  • Prepare and submit monthly project status update reports.
  • Coordinate with Property Management and Maintenance staff throughout all project phases, including design, construction, and turn-over of completed projects.
  • Perform other relevant duties as assigned.
