About The Position

The Senior Commercial Loan Underwriter is responsible for underwriting, structuring, and monitoring complex commercial credit relationships across a variety of commercial lending products, including commercial real estate, term loans, lines of credit, participation loans, and government-guaranteed lending programs. This position evaluates credit risk, analyzes financial information, determines appropriate loan structures, and prepares credit recommendations to support sound lending decisions and the overall strength of the commercial loan portfolio. The Senior Commercial Loan Underwriter serves as a senior resource for commercial lending teams by providing expertise, guidance, training, and quality feedback to underwriters and credit analysts. This role promotes consistent underwriting practices, supports portfolio monitoring efforts, and ensures adherence to Credit Union policies, procedures, regulatory requirements, and sound lending practices.

Requirements

  • High School Diploma or GED Required
  • 5-8 years similar or related experience of progressive experience in commercial lending, commercial loan underwriting, or commercial credit analysis required.
  • Experience underwriting commercial real estate, commercial and industrial loans, term loans, and lines of credit. Required
  • Advanced experience with cash flow analysis, global cash flow analysis, financial projections, ratio analysis, collateral evaluation, and risk assessment. Required.
  • Advanced knowledge of commercial credit analysis, loan structuring, and portfolio monitoring.
  • Strong understanding of commercial lending products, including commercial real estate, owner-occupied real estate, investor real estate, term loans, lines of credit, participation loans, and SBA lending.
  • Ability to independently analyze and recommend complex credit decisions with minimal supervision.
  • Strong financial statement analysis and cash flow modeling skills.
  • Knowledge of commercial loan documentation, collateral analysis, covenant monitoring, and risk rating methodologies.
  • Ability to prepare clear and concise written credit recommendations and communicate complex financial information effectively.
  • Strong written and verbal communication skills.
  • Strong attention to detail, organizational skills, and ability to manage multiple priorities.
  • Ability to coach, mentor, and provide constructive feedback to team members.
  • Proficiency with Microsoft Office applications, including Excel, Word, Outlook, and PowerPoint.
  • Ability to build effective relationships with lenders, business partners, and internal stakeholders.
  • Ensures compliance with applicable policies, laws, and regulations, including the Bank Secrecy Act (BSA), Anti-Money Laundering (AML) compliance, USA Patriot Act, and Office of Foreign Assets Control (OFAC).

Responsibilities

  • Underwrites and analyzes complex commercial credit relationships, including commercial real estate, commercial and industrial loans, term loans, lines of credit, participation loans, SBA loans, and other commercial lending products.
  • Partners directly with Commercial Loan Officers to obtain required financial and supporting documentation, evaluate loan requests, structure transactions, and facilitate timely credit decisions.
  • Identifies, gathers, and analyzes financial and non-financial information to assess credit risk, evaluate sources of repayment, and determine appropriate loan structures.
  • Reviews and analyzes borrower and guarantor financial statements, tax returns, cash flow analysis, projections, collateral information, credit history, and other supporting documentation to determine creditworthiness and repayment capacity.
  • Evaluates loan structure, collateral sufficiency, risk factors, and loan terms while developing recommendations that align with Credit Union lending standards.
  • Prepares detailed written credit memorandums outlining borrower background, financial analysis, transaction structure, risk factors, stress testing results, collateral analysis, proposed terms, and risk rating recommendations.
  • Reviews and approves credit requests within delegated lending authority and provides recommendations on credit requests that exceed individual authority limits.
  • Participates in lending approval committee presentations and provides support to Commercial Loan Officers during the approval process.
  • Provides credit expertise and support to Commercial Loan Officers throughout the loan process, from initial request through approval, closing, and ongoing portfolio monitoring.
  • Ensures loan requirements, approval conditions, and documentation requirements have been satisfied prior to loan closing and funding.
  • Monitors assigned commercial loan relationships by completing periodic reviews, evaluating financial performance, assessing risk ratings, monitoring loan covenants, and underwriting modifications, renewals, and extensions.
  • Reviews leases, rent rolls, construction contracts, appraisals, environmental reports, UCC searches, flood determinations, insurance policies, and other collateral documentation to evaluate risk and protect the Credit Union’s collateral position.
  • Provides post-funding analytical support, portfolio monitoring, and relationship maintenance.
  • Assists with the identification, monitoring, and management of delinquent, criticized, or workout loan relationships, including completion of required reporting.
  • Supports audits, regulatory examinations, loan reviews, and other commercial loan portfolio oversight activities.
  • Serves as a senior resource to the Commercial Underwriting Team by providing guidance, training, and mentorship to underwriters and credit analysts.
  • Reviews underwriting analysis and credit documentation prepared by other team members and provides feedback to support accuracy, consistency, and adherence to credit policy.
  • Provides guidance on complex transactions and serves as a subject matter expert for commercial underwriting practices and credit risk considerations.
  • Supports workflow coordination and process improvement initiatives within the Commercial Underwriting Team.
  • Participates in Commercial Loan Officer member and prospect meetings, loan discussions, sales calls, and site visits as appropriate.
  • Maintains strong working relationships with Commercial Loan Officers and internal partners while delivering exceptional member service.
  • Ensures compliance with applicable laws, regulations, and Credit Union policies, including BSA, AML requirements, USA PATRIOT Act, and OFAC requirements.
  • Performs other duties and special projects as assigned.
