About The Position

The UCSF Facilities Services Department (FS) is committed to creating an exceptional campus physical environment to support the research, teaching, health care and community service mission of the University. FS employs over 460 professional staff and acts as steward for over $100 million in operating funds to achieve its goals in operating and maintaining the UCSF campus environment. FS is organized into 7 operating units: (1) West Campus/Parnassus Operations, (2) East Campus/Mission Bay Operations, (3) Engineering & Utilities, (4) Infrastructure & Renewal Programs, (5) Customer Service & Technology, (6) Custodial Services, and (7) Office of the AVC, including Administration & Communications. The Sr. Building Maintenance Worker (Sr. BMW), under supervision, will perform semi-skilled tasks on a regular and continuing basis in one or more of the trades. While working independently or as a member of a crew, the Sr. BMW will support personnel in achieving goals through completion of either customer recharge or facilities related construction, maintenance, or repair work.

Requirements

  • Two (2) years’ experience performing semi-skilled building maintenance work or one (1) year as a Building Maintenance Worker; or an equivalent combination of education and experience.
  • Ability to perform routine lighting installation
  • Skill in reading Standard English text to follow through on written orders and carry out assignments.
  • Excellent interpersonal, oral, and written communication skills. Must be able to interact professionally with all members of the campus community and the public. Ability to use diplomacy to handle difficult situations such as complaints from customers.
  • Skill in performing basic mathematical calculations; adding, subtracting, and multiplying and dividing.
  • Must be able to provide clearly written and understandable reports and instructions.
  • Ability to distinguish between colors.
  • Ability to work indoors and outdoors, in wet or humid weather, and in fluctuating temperatures. Ability to work under adverse situations and conditions e.g. confined spaces, dirty, noisy, etc.
  • Ability to prioritize assignments and complete projects in a timely manner.
  • Possession of a valid California Driver License.
  • Fingerprinting, background check and certified by a physical examination.

Nice To Haves

  • Skills and knowledge in the electrical trade. Ability to review entry-level technical data and mechanical and electrical. specifications and drawings. Skill in reading project specifications, blueprints, and technical trade related manuals.
  • Basic computer skills to operate a personal computer and learn the use of software programs for work management.
  • University and/or Medical Center environment experience.
  • MS Access

Responsibilities

  • The Sr. Building Maintenance Worker (Sr. BMW), under supervision, will perform semi-skilled tasks on a regular and continuing basis in one or more of the trades. While working independently or as a member of a crew, the Sr. BMW will support personnel in achieving goals through completion of either customer recharge or facilities related construction, maintenance, or repair work. Expected work includes, but not limited to: unclog toilets; perform graffiti removal of building exterior (windows, walls or other surfaces); Light Fixture maintenance work (through changing of ballast; replace spent lamps/lights); provide team support by working in conjunction with skilled trades personnel - assist where necessary through guidance; move office furniture (move office furniture from one suite to another; assemble modular furniture, partitions, or other small furnishing; or move furniture for disposal in support of Recycling); install and support ergonomics; provide assistance by raising or lowering desks; perform steward service to campus with clean-up jobs (remove trash or garbage left on sidewalks in/around campus buildings; remove homeless encampments which may include human waste/feces, wet or excessive garbage or through coordination with EH&S on other items (needles, fresh blood, or medical waste); remove waste and water, mopping restrooms due to leaks or other plumbing issues causing emergency assistance of trades; clean areas through pressure washing of exterior building, windows, or sidewalks); change filters in air handlers; provide assistance to team of engineers, plumbers, painters, electricians, administrative, custodial, recycling, along with other work, as assigned and deemed necessary.
  • Department steward and customer service representative by way of “See it/Fix It” programs or general audits utilizing a proactive approach of providing corrective action to remedy issue (leaks, lights out, clean-ups, doors, windows, restrooms, etc.). Generate service order, research and order necessary material, and repair or replace parts/materials, resolving issues prior to customer reporting of building related matters.
  • Systems: use of Maximo computerized Maintenance Management System, Bear Buy, HBS or web-based programs to perform job duties (work order time entry, bi-monthly safety tailgate attendance, daily entry time in/out, ordering, etc.)
  • Reporting: attend semi-monthly operation meetings (building and customer related work); provide aging of work orders & productivity (compile/produce), and other data pertaining to duties.
  • Training: attend/meet requirements of department (along with other skill-set non-requirement) consisting of: Safety tailgate training; EH&S training; Development training
