The Senior Appraiser independently prepares complete appraisal reports for complex commercial properties and conducts appraisals to establish market value. The position involves researching markets and comparable properties, developing income, sales comparison, and cost approaches, conducting highest-and-best-use analyses, and presenting and defending conclusions to clients, lenders, and counsel. The Senior Appraiser manages assignments, ensures quality control and regulatory compliance, mentors junior staff, supports proposals and business development, and engages directly with clients. The role also includes property inspections, formal review responses with guidance when requested, and maintaining knowledge of regulations, zoning laws, appraisal standards, relevant software, and data sources. Compensation includes an annual base salary range of $45,000–$50,000 and an annual $50,000 draw against commissions, with higher draw amounts in certain states where required by minimum-wage laws. Commissions are based on completed valuation, advisory, and related services, offset against the draw, and may be paid partly in cash and partly in equity. The position may also be eligible for discretionary bonuses and other short- and long-term incentives. Benefits and perks include parental leave of up to 16 weeks, healthcare, a Bright Horizons backup-care program, paid time off, education reimbursement, networking opportunities, health, vision, and dental insurance, and a 401(k) retirement plan with employer matching. Working conditions are described as normal, with no disagreeable elements.
