About The Position

This position is responsible for supporting the Corporate Finance and Financial Planning and Analysis (FP&A) groups with budgeting and forecasting, analyzing drivers and variances, maintaining dynamic financial models, and contributing to corporate finance-related projects, including capital market strategies, conference call preparation, corporate presentations, treasury-related items, Board reporting, and investor-related analyses. This position reports to the Director of Financial Planning & Analysis. This Senior Analyst role is expected to operate with a higher level of ownership than the Analyst role, including greater responsibility for financial model integrity, forecast validation, variance analysis, cross-functional assumptions, and executive-ready reporting used to support strategic decision-making.

Requirements

  • Bachelor’s Degree in finance, accounting, economics, real estate, or related field.
  • Prior analytical role with 3-5+ years of relevant experience in finance, FP&A, corporate finance, real estate finance, investment banking, REIT analysis, capital markets, or a related analytical function.
  • Strong proficiency in Excel modeling skills, including creating dynamic financial models and maintaining complex corporate forecast models.
  • Knowledge of financial statements and the flow of information among the income statement, balance sheet, and cash flow statement.
  • Knowledge of real estate fundamentals, preferably REITs.
  • Ability to demonstrate effective verbal and presentation / communication skills.
  • Must be capable of dealing with all levels of management, including senior executives.

Nice To Haves

  • Knowledge of finance, accounting, budgeting, forecasting, and cost control principles, including Generally Accepted Accounting Principles, would be helpful.
  • Wall Street investment banking, capital markets, treasury, or investor relations experience is a plus given the required interaction with various banks, research analysts, and investor-facing materials.
  • Yardi, Argus Enterprise, Power BI, Tableau, or other financial planning and reporting system experience is a plus.

Responsibilities

  • Develop and maintain annual budget and monthly forecast models by aggregating and translating key business assumptions from cross-functional teams into comprehensive financial projections, including: Leasing and occupancy forecasts, Property-level operating expense and CAM recovery assumptions, Corporate expense planning and headcount modeling, Debt, financing, and capital structure assumptions, Acquisition, disposition, and development underwriting analyses, Portfolio performance metrics, including occupancy, leasing activity, revenue recognition, and other key operating indicators.
  • Perform variance, sensitivity, and scenario analyses to evaluate the financial impact of changing assumptions and support strategic decision-making.
  • Ensure the accuracy, consistency, and integrity of financial models through ongoing validation, reconciliation, and monitoring of key operational and financial drivers.
  • Own and manage the Corporate Model for quarterly forecasting and ad-hoc analysis for acquisitions, dispositions, capital transactions, and other strategic considerations.
  • Track company metrics such as FFO, FAD, NOI, occupancy, same-store performance, operating margins, capex, leasing data, and revenue recognition.
  • Prepare and explain cash and GAAP variance analyses for current forecast compared to budget, prior forecast, and prior periods.
  • Work with Asset Management, Accounting, Treasury, and other business partners to review property-level and corporate-level analyses and help explain variances.
  • Assist the Senior Vice President with liquidity forecasting projections, capital planning, and raising capital.
  • Support analyses related to debt and equity financing alternatives, refinancing activity, liquidity, and capital allocation decisions.
  • Assist the Corporate Finance team with market statistics, peer benchmarking, public REIT trends, and quarterly conference call preparation.
  • Review covenant and financial reporting packages, including secured debt compliance requirements.
  • Support treasury-related reporting, forecasts, and ad hoc corporate finance analyses as requested.
  • Prepare assigned support schedules and analyses for quarterly earnings call preparation.
  • Assist with investor presentations, other investor-related events, and NAREIT conference materials.
  • Assist in the preparation of Board of Director reports and executive presentation materials.
  • Conduct benchmarking and competitive analyses of public REIT peers and relevant market data.
  • Assist with financial dashboard development, report automation, and enhancement of planning and reporting processes.
  • Support technology platform and software implementation efforts related to financial planning, forecasting, reporting, and analytics.
  • Identify opportunities to improve reporting accuracy, efficiency, and usability for finance and business leaders.
  • Other duties as assigned.
