About The Position

As a Selling Sales Manager in our Arizona Market, the primary focus of this position will be to support prospective guests and sales counselors. This role involves leading prospective guests through presentations and demonstrations about Oakwood Homes, its lifestyle, community, model homes, and homesites. The Selling Sales Manager will report to and support the Director of Sales, communicating any issues regarding guests, members, and associates. Continuous training with the Director of Sales through classes, coaching, and one-on-one sessions is expected. This position manages day-to-day sales activities in the sales field, assists the Director of Sales with Manager on Duty responsibilities and weekend rotations, and is responsible for overall guest satisfaction through regular follow-up. Participation in Community Teams, Happy Calls, and ensuring the completion of the NPS tracker are key duties. The role also involves addressing customer concerns, maintaining self-prospecting of realtors and referrals monthly, and daily focus and reporting on key success drivers that lead to closing sales and writing contracts. Additionally, the Selling Sales Manager is responsible for maintaining the appearance of models and the community, which may include minor maintenance tasks, ensuring collateral is correct, and shopping the competition. Assistance with recruiting, interviewing, training, and motivating sales counselors, appraising sales performance, and facilitating weekly sales meetings (including sales training, guest training, and company process updates) are also part of the responsibilities. Collaboration with the Oakwood marketing team for brand awareness and community marketing needs, participation in community networking and realtor relations, and maintaining market awareness (including price meetings, sales reports, inventory, incentives, competition, and market knowledge) are crucial. The role includes reporting and managing contingencies and administering MLS, EDFM, and third-party listings.

Responsibilities

  • Lead prospective guests through a planned road map presentation & demonstration about Oakwood Homes, Lifestyle, Community, Model Homes & Homes Sites
  • Report, support and update the Director of Sales and communicate anything that needs addressing with guests, members, and associates
  • Continue training with Director of Sales through classes, coaching and one on ones

  • Responsible for maintaining models and community appearance which may include but not limited to changing light bulbs, walking the models daily, removing trash and debris, replacement of flags when needed, installing sold and available signs, ensuring sales office collateral is correct and in acceptable condition and shopping competition
  • Assist Director of Sales in recruiting, interviewing, training, and motivating sales counselors
  • Appraises sales performance based on company and individual sales goals
  • Assists the Director of Sales in facilitating weekly sales meetings. Meeting to include sales training, Guest training and refresher(s) and company process and procedure updates
  • Assist the Oakwood marketing team to create and implement brand awareness plan and community marketing needs
  • Participate in Community Networking/Realtor Relations
  • Responsible for Market Awareness. Provide information for monthly price meetings, stays current on all sales reports, lot/designer showcase inventory, incentive recommendations, new and current competition, and overall market knowledge in each community we build
