As a Selling Sales Manager in our Arizona Market, the primary focus of this position will be to support prospective guests and sales counselors. This role involves leading prospective guests through a planned presentation and demonstration about Oakwood Homes, its lifestyle, community, model homes, and homesites. The Selling Sales Manager will report to and support the Director of Sales, communicating any issues regarding guests, members, and associates. Continuous training with the Director of Sales through classes, coaching, and one-on-one sessions is expected. This role manages day-to-day sales activities in the sales field, assists the Director of Sales with Manager on Duty responsibilities and rotations on weekends, and is responsible for overall guest satisfaction through regular follow-up. Participation in Community Teams, Happy Calls, and ensuring the completion of the NPS tracker are key duties. The Selling Sales Manager will address customer concerns as needed throughout the entire process and after closing, maintain self-prospecting of Realtors & Referrals monthly, and maintain a daily focus and reporting on key success drivers that result in closing sales and writing contracts. Responsibilities also include maintaining models and community appearance, which may involve changing light bulbs, daily model walks, trash removal, flag replacement, installing sold and available signs, and ensuring sales office collateral is correct and in acceptable condition, as well as shopping the competition. The Selling Sales Manager will assist the Director of Sales in recruiting, interviewing, training, and motivating sales counselors, appraise sales performance based on company and individual sales goals, and assist the Director of Sales in facilitating weekly sales meetings that include sales training, guest training, and company process updates. Additionally, this role will assist the Oakwood marketing team in creating and implementing brand awareness plans and community marketing needs, participate in community networking/realtor relations, and be responsible for market awareness by providing information for monthly price meetings, staying current on sales reports, inventory, incentive recommendations, competition, and overall market knowledge. Reporting and managing contingencies, and managing/administering MLS, EDFM, and third-party listings are also part of the role.
