As a Selling Sales Manager in our Arizona Market, the primary focus of this position will be to support prospective guests and sales counselors. You will be an example, leading prospective guests through a planned roadmap presentation and demonstration about Oakwood Homes, Lifestyle, Community, Model Homes & Homes Sites. You will report to and support the Director of Sales, communicating anything that needs addressing with guests, members, and associates. You will continue training with the Director of Sales through classes, coaching, and one-on-ones. This role manages day-to-day sales activities in the sales field and assists the Director of Sales with Manager on Duty responsibilities and rotation on weekends. You will be responsible for overall guest satisfaction through regular follow-up and follow-through, participation in Community Teams, Happy Calls, and ensuring completion of the NPS tracker. You will address customer concerns as needed throughout the entire process and after closing. You will maintain self-prospecting Realtors & Referrals monthly. There will be a daily focus and reporting on key success drivers resulting in closing the sale and writing contracts. You will be responsible for maintaining models and community appearance, which may include changing light bulbs, walking models daily, removing trash and debris, replacing flags, installing sold and available signs, ensuring sales office collateral is correct and in acceptable condition, and shopping the competition. You will assist the Director of Sales in recruiting, interviewing, training, and motivating sales counselors. You will appraise sales performance based on company and individual sales goals and assist the Director of Sales in facilitating weekly sales meetings, which will include sales training, guest training and refreshers, and company process and procedure updates. You will assist the Oakwood marketing team to create and implement brand awareness plans and community marketing needs, and participate in Community Networking/Realtor Relations. You will be responsible for Market Awareness, providing information for monthly price meetings, staying current on all sales reports, lot/designer showcase inventory, incentive recommendations, new and current competition, and overall market knowledge in each community we build. You will report and manage contingencies and manage and administer MLS, EDFM, and third-party listings.
