Responsibilities

  • Execute strategic sales plans aimed at maximizing revenue and achieving growth targets.
  • Lead the acquisition of all new sales through a high performing sales team.
  • Negotiate deals within the guidelines established by the VP of Housing. Seek approval of all deals outside of established guidelines.
  • Cultivate strong relationships with key stakeholders, including realtors and brokers, to expand influence.
  • Analyze the competitive landscape to continuously develop and refine effective sales strategies.
  • Develop and implement strategic sales plans to achieve sales targets and maximize revenue within the residential real estate market.
  • Analyze market trends, competitor activities, and customer preferences to identify opportunities for growth and develop targeted sales strategies.
  • Set sales goals and objectives for the sales team and monitor performance to ensure alignment with company objectives.
  • Recruit, train, and mentor a high-performing sales team, providing guidance, support, and feedback to help team members succeed.
  • Lead by example, demonstrating effective sales techniques, customer service skills, and professionalism in all interactions with clients and team members.
  • Monitor and analyze sales performance metrics, such as conversion rates, average sale price, and sales pipeline, to track progress towards goals and identify areas for improvement.
  • Collaborate with CRM specialist to train, support and monitor sales staff usage, ensuring all leads are captured and effectively managed within the system.
  • Ensure all new hires go through and complete the entire tacademy training with quarterly refreshers with existing staff.
  • Contacting all customers with a below average survey score.
  • Responsible to handle customers who contact the office looking to escalate any concerns past the sales consultant.
  • Conduct comprehensive profit analysis.
  • Negotiate all sales deals.
  • Approve and cancel deals within the Newstar system.
  • Report profit figures to Sales Coordinator.
  • Review and sign all necessary documentation.
  • Provide coaching and support for the sales team.
  • Visit sales centers weekly to ensure engagement and support.
  • Develop retail price recommendations for inventory homes.
  • Recommend specific homes for MLS listings.
  • Follow up on and address lost sales opportunities.
