This role provides a flexible work environment to learn the tricks of the trade, including the prospecting process, sales presentation, and contract management. This entry-level, part-time sales position offers hourly compensation and will not exceed 27 hours per week. A high school diploma is required, and prior sales experience is a plus.

Requirements

  • High School Diploma required.
  • Strong organizational skills with a keen ability to prioritize, multi-task and pay close attention to detail and accuracy.
  • Excellent communicator (oral and written) including desire to ask questions and learn from others.
  • Proficient in Microsoft Office applications (Word, Excel, Outlook, etc.) and familiar with the Internet.
  • Reliable, clean transportation required.
  • If an active Real Estate License is held, it must be placed on an inactive status during employment.

Nice To Haves

  • Prior sales experience is a plus.

Responsibilities

  • Support the Sales Counselor and Sales Associates with all aspects of selling and marketing the community.
  • When scheduled to open the model in the morning, arrive on time to unlock the model(s), turn off exterior lights, check radio for appropriate music and volume, visually inspect the interior and exterior for cleanliness, replace light bulbs, and report any deficiencies to the Construction Manager for correction or repair, ensuring the model is open and ready by 10:00 a.m. (12:00 p.m. Sundays).
  • Maintain the cleanliness of the model and completed inventory, which may include vacuuming floors, wiping down countertops, emptying trash cans, and performing general light-duty cleaning, especially on Mondays or after heavy customer traffic.
  • Consistently follow up and monitor the model(s) and completed inventory throughout the day for any concerns, as well as unlock all spec-home inventory and put up “open” signs as required.
  • Adhere to all safety program requirements at all times.
  • Have a good understanding of all Company policies and procedures, Core Values, and Guiding Principles.
  • Adhere to the Company’s business dress code and grooming practices, and appear professional at all times.
  • Possess good work habits and be adaptable to the situation at hand.
  • When the Sales Counselor is not present, meet and greet all incoming customers promptly, obtain a registration card for each prospective homebuyer, and attempt to set up a follow-up appointment for the Sales Counselor.
  • Make each potential customer as comfortable as possible.
  • Assist the Sales Counselor in effectively communicating all helpful and pertinent information to the customer, and retrieve appropriate information for the Sales Counselor/Sales Associate to follow up appropriately and professionally.
  • Have a good understanding of the Company’s product and be able to answer questions pertaining to the building process, area schools, financing, shopping, parks and playgrounds, buyer profile for the community, and any other pertinent information about the surrounding community.
  • Have a strong knowledge of the plan mix for the community program outline.
  • Be familiar with all community spec-home inventory, standard specifications, options and upgrades, current stage of construction, and possible completion month.
  • Meet with the Sales Counselor to determine plan, lot, and feature levels, then prepare a start memo with completed interior design work so a spec start can occur in a timely fashion.
  • Be familiar with all build-to-suit clients, their plans, and the progress of their homes.
  • As needed, show inventory homes to prospective buyers.
  • Help maintain an adequate supply of all marketing materials and office supplies.
  • Be familiar with procedures to acquire any and all necessary supplies.
  • Have an adequate number of information packets ready to hand out at all times.
  • Assist the Sales Counselor with lead management and enter registration cards into the LMS system and assign proper follow-up.
  • Maintain the Sales Counselor’s filing system, all contract documents, and the processing of same, i.e., contracts, specifications, change orders, bust-out forms, etc.
  • Maintain current house files.
  • Maintain accurate spec inventory in the MLS system, web page, and other inventory outlets.
  • Assist the Sales Counselor and Sales Associate with submitting all sales contract packages to the appropriate home office, Construction Managers, designers, or loan officers prior to each Monday morning.
  • Support the construction team by typing letters, making copies, reproducing house files to send to the appropriate home office, faxing information, etc., when all sales office duties have been completed.
  • Contact buyers and vendors to assist with appointments during the building process, on an as-needed basis.
  • Help the Sales Counselor prepare an accurate Closing Objectives report and provide copies to all participants in the weekly subdivision sales/construction meeting.
  • Assist in coordinating closings, including scheduling closing times with the Title Company, realtors, construction staff, etc., and ensuring all necessary paperwork is complete and on time.
  • Be available from time to time to work at Realtor functions, luncheons, community grand openings, etc.
  • Help the Sales Counselor market the subdivision and generate traffic through approved methods.
  • Have a “lot fit” book available for all lots and plans on the subdivision program outline and inventory homes.
  • Ensure all “Starts” have the proper paperwork completely filled out with necessary approvals prior to being submitted to Architecture.
  • Be knowledgeable of the Community’s Architecture guidelines and plan repetition rules.
  • When scheduled to close the model in the evening, be responsible for closing the model(s) at the applicable closing time, turning on all exterior lights, visually inspecting the interior for deficiencies, checking all window latches for security, arming the security system, and locking all the doors.
  • Lock all spec-home inventory and take down “open” signs as required.
