This role provides a flexible work environment to learn the tricks of the trade, including the prospecting process, sales presentation, and contract management. This entry-level, part-time sales position offers hourly compensation and will not exceed 27 hours per week.

Requirements

  • High School Diploma required.
  • Strong organizational skills with a keen ability to prioritize, multi-task, and pay close attention to detail and accuracy.
  • Excellent communicator (oral and written), including a desire to ask questions and learn from others.
  • Proficient in Microsoft Office applications (Word, Excel, Outlook, etc.) and familiar with the Internet.
  • Reliable, clean transportation required.
  • If an active Real Estate License is held, it must be placed on inactive status during employment.

Nice To Haves

  • Prior sales experience is a plus.

Responsibilities

  • Support the Sales Counselor and Sales Associates with all aspects of selling and marketing the community.
  • Open the model in the morning, ensuring it is ready for business by 10:00 a.m. (12:00 p.m. Sundays). This includes unlocking, turning off exterior lights, checking radio, visually inspecting interior and exterior for cleanliness, and reporting deficiencies.
  • Maintain the cleanliness of the model and completed inventory, which may include vacuuming, wiping countertops, emptying trash, and light cleaning.
  • Consistently monitor the model(s) and completed inventory throughout the day for cleanliness and order, unlocking spec-home inventory and putting up “open” signs as required.
  • Adhere to all safety program requirements at all times.
  • Understand all Company policies and procedures, Core Values, and Guiding Principles.
  • Adhere to the Company’s business dress code and grooming practices, appearing professional at all times.
  • Possess good work habits and be adaptable to the situation at hand.
  • Meet and greet all incoming customers promptly when the Sales Counselor is not present, obtain registration cards, and attempt to set up follow-up appointments.
  • Make potential customers comfortable and assist the Sales Counselor in communicating pertinent information.
  • Retrieve appropriate information for the Sales Counselor/Sales Associate for follow-up.
  • Have a good understanding of the Company’s product and be able to answer questions about the building process, area schools, financing, shopping, parks, playgrounds, buyer profile for the community, and other pertinent information.
  • Have a strong knowledge of the plan mix for the community program outline.
  • Be familiar with all community spec-home inventory, standard specifications, options, upgrades, current stage of construction, and possible completion month.
  • Prepare a start memo with completed interior design work for timely spec starts.
  • Be familiar with all build-to-suit clients, their plans, and the progress of their homes.
  • Show inventory homes to prospective buyers as needed.
  • Help maintain an adequate supply of all marketing materials and office supplies.
  • Be familiar with procedures to acquire necessary supplies.
  • Ensure an adequate number of information packets are ready to hand out at all times.
  • Assist the Sales Counselor with lead management and enter registration cards into the LMS system, assigning proper follow-up.
  • Maintain the Sales Counselor’s filing system, all contract documents, and the processing of same (contracts, specifications, change orders, bust-out forms, etc.).
  • Help maintain current house files.
  • Help maintain accurate spec inventory in the MLS system, web page, and other inventory outlets.
  • Assist the Sales Counselor and Sales Associate with submitting all sales contract packages to the appropriate home office, Construction Managers, designers, or loan officers prior to each Monday morning.
  • Support the construction team by typing letters, making copies, reproducing house files, and faxing information when sales office duties are completed.
  • Contact buyers and vendors to assist with appointments during the building process on an as-needed basis.
  • Help the Sales Counselor prepare an accurate Closing Objectives report and provide copies to all participants in the weekly subdivision sales/construction meeting.
  • Assist in coordinating closings, including scheduling closing times and ensuring all necessary paperwork is complete and on time.
  • Be available to work at Realtor functions, luncheons, and community grand openings.
  • Help the Sales Counselor market the subdivision and generate traffic through approved methods.
  • Have a “lot fit” book available for all lots and plans on the subdivision program outline and inventory homes.
  • Ensure all “Starts” have the proper paperwork completely filled out with necessary approvals prior to submission to Architecture.
  • Be knowledgeable of the Community’s Architecture guidelines and plan repetition rules.
  • Close the model in the evening, ensuring exterior lights are on, interior is inspected for deficiencies, window latches are checked, the security system is armed, and doors are locked.
  • Lock all spec-home inventory and take down “open” signs as required.
