About The Position

This role provides assistance at larger sites and/or fills in during site manager absences. The Roving Property Manager is responsible for a wide range of duties related to tenant relations, property operations, financial management, and administrative tasks to ensure properties are well-maintained and compliant with regulations.

Requirements

  • General computer literacy
  • Proficiency in Microsoft Office, especially in Word and Excel
  • Strong verbal and written communication skills
  • Ability to work with people of all cultures and economic status
  • Ability to provide professional and courteous customer service
  • Works collaboratively in a team environment
  • Ability to prioritize, multitask and meet deadlines autonomously
  • Experience working in an office environment and using office equipment
  • Proven ability and experience maintaining confidentiality with proprietary company information and personal client information.
  • Valid CA driver’s license, proof of auto insurance and access to a reliable vehicle.

  • Bilingual (English/Spanish) may be required and is always highly preferred
  • Experience in affordable housing property management highly desired

Responsibilities

  • Provide assistance at larger sites and/or fill-in during site manager absences.
  • Process tenant applications, including annual re-certifications.
  • Reinforce lease agreements, addendums, and house rules with tenants.
  • Review and prepare for audits.
  • Assign tasks, review, and approve time cards for key holders.
  • Collect rents and maintain tenant and unit files in accordance with regulations and in a timely manner.
  • Perform move-in inspections with tenants, reviewing leases and house rules, and instructing on appliance usage.
  • Perform move-out inspections with Portfolio Manager and/or Maintenance Manager.
  • Arrange for re-keying of front door locks and process security deposit refunds.
  • Process repairs quickly to ensure units can be re-rented promptly.
  • Assist with periodic inspections.
  • Process accounts payable on a weekly basis.
  • Attend training classes and seminars to stay current with property certifications.
  • Prepare various weekly and monthly reports.
  • Work within the approved operating budget.
  • Process work orders by notifying maintenance staff or outside providers of needed repairs.
  • Track preventive maintenance and process purchase requests and approval forms.
  • Check community areas and shared spaces for cleanliness and safety daily.
  • Maintain control of keys for apartments and common areas and assist tenants with lockouts.
  • Assist tenants in organizing regular cultural and national celebrations.
  • Maintain the community room calendar, if applicable.
  • Help coordinate self-sufficiency tenant programs and activities through department collaboration.
  • Be prepared for emergencies with mapping of gas shutoff valves, water, escape routes, etc.
