About The Position

NP Dodge Management Company, a recipient of the 2025 Property Management Company of the Year award, is seeking a Roving Property Manager to join their team. This role offers great upward mobility within a company that specializes in managing multifamily and commercial real estate across Nebraska and Iowa. The Roving Property Manager will step into the Property Manager or Assistant Manager role at conventional or tax credit communities during periods of staffing or management transition, ensuring operations continue seamlessly and adhere to best practices.

Requirements

  • High School diploma, or equivalent.
  • Minimum of 2 years of experience in property management, with at least 1 year in leadership or management role.
  • Working knowledge of accounting, leasing, maintenance, and resident retention policies and programs.
  • Knowledge of property management software systems and technology solutions.
  • Proficiency with Microsoft Office – Outlook, Excel, and Word.
  • Ability to prioritize tasks, stay organized, manage multiple projects simultaneously, and meet deadlines in a fast-paced environment.
  • Requires the ability to withstand physical activity and navigate the property to include; walking, lifting, sitting, bending, twisting, climbing, reaching, flexibility, mobility and standing for extended periods of time.
  • Maintaining a valid driver's license and reliable transportation for travel between properties is required.
  • Ability to regularly work in weather conditions (heat, rain, snow, ice, etc.).

Nice To Haves

  • Bachelor’s degree in real estate, Business Administration, or related field preferred.
  • 1+ years of LIHTC (section 42) and/or public housing assistance experience preferred.
  • ARM® or CAM designation preferred.
  • Ability to earn the ARM or CAM Certification.

Responsibilities

  • Demonstrates Company Core Values.
  • Manages the day-to-day operations of the assigned property to include leasing, resident retention, maintenance, grounds, and risk management.
  • Monitors and ensures property compliance with all Affordable Housing and Public Housing Agency program reporting and regulations, if applicable.
  • Leads, trains, and manages office staff to achieve operational excellence and remain compliant with company policies and procedures and all applicable regulations and standards.
  • Communicates regularly with Regional Manager regarding property updates, issues, and personnel concerns.
  • Ensures the bank deposits, credit card utilization, rent collection, and delinquency procedures are executed and documented per company policy.
  • Manages tenant complaints and issues promptly and professionally.
  • Oversee the completion of new rental agreements and the associated verification processes.
  • Adheres to the established office hours and ensures staff coverage is maintained.
  • Completes regular property inspections to ensure property meets health and safety regulations and maintains high standards of property upkeep and curb appeal.
  • Maintains records for service orders and repairs for the property.
  • Manages service contracts with outside vendors, contractors, and suppliers within Company and Regional exceptions.
  • Oversee the maintenance schedules, timely unit turnover, and preventative maintenance work.
  • Maintains an inventory of all equipment and furniture quarterly.
  • Ensures compliance with all local, state, and federal regulations, including Fair Housing, EPA, and OSHA standards.
  • Reasonable and reliable attendance and timeliness when reporting to work and completing work.
  • Interact well with others.
  • Other duties as assigned.
