About The Position

The Roving Maintenance Supervisor travels to Coastal Ridge Real Estate apartment communities nationwide on a 10-day, 100% traveling rotation. The role trains new and existing maintenance team members, evaluates and implements maintenance and company best practices, and oversees facilities at assigned properties to ensure excellent service to residents. The supervisor works with operations and facilities teams, promotes Coastal Ridge’s culture, and ensures maintenance associates have the tools, resources, and direction needed to succeed.

The position can be based anywhere within reasonable driving distance of a major airport. Responsibilities span maintenance operations, team leadership and development, work-order oversight, vendor management, unit turnovers, preventative maintenance, budgeting, and support for construction and rehabilitation projects. The role also participates in on-call emergency duties.

Requirements

• High school degree or equivalent required.
• At least 3 years of experience in multifamily maintenance or construction.
• Previous supervisory experience.
• EPA Certification (Type I and II) required.
• Certified Pool Operator (CPO) certification required.
• Ability to frequently walk and occasionally stoop, kneel, crouch, or crawl.
• Ability to lift or move loads up to 50 pounds and use a ladder.
• Ability to travel on a 10-day, 100% traveling rotation and be based within reasonable driving distance of a major airport.
• Technically proficient in supervising and performing work involving HVAC, electrical, plumbing, general carpentry, major appliances, pool care, painting, landscaping, ice and snow removal, roofs, and gutters.
• People-leadership capabilities, including coaching and managing others, building respectful relationships, motivating teams, handling challenging conversations, making decisions, developing staff, communicating effectively, giving and receiving feedback, and maintaining high standards.
• Customer-service orientation, including a positive approach to residents, prospects, and vendors; quality work; accountability for mistakes; and timely, empathetic complaint response.
• Problem-solving ability, composure under pressure, and willingness to support the team hands-on.
• Ability to plan and execute timelines, goals, and complex projects in a fast-paced environment.

Nice To Haves

• Bachelor’s degree preferred.
• Experience with student and conventional multifamily housing across multiple markets and asset types preferred.

Responsibilities

• Evaluate property maintenance performance and identify opportunities to improve maintenance operations.
• Lead, train, motivate, and develop maintenance team members to achieve daily tasks and broader goals.
• Prioritize and assign work orders, perform quality control, and monitor or occasionally participate in their completion.
• Train maintenance teams on relevant tasks and company policies, procedures, and practices.
• Obtain vendor contracts and proposals, negotiate pricing, and schedule and oversee vendor work.
• Manage and support unit turnovers and make-readies for new residents.
• Assist with annual student move-out and move-in turns, including vendor selection, turn-team management, budget oversight, and calendar and due-date maintenance.
• Execute preventative maintenance plans to preserve property curb appeal and physical integrity.
• Assist with developing, implementing, and managing maintenance budgets; manage parts inventory and control costs.
• Improve the organization and cleanliness of work areas and maintenance shops.
• Assist the Facilities team with assigned construction and rehabilitation projects, including planning, vendor engagement and bidding, progress inspections, scheduling, timelines, and approval of completed work.
• Participate in on-call emergency duties.
• Perform other duties and projects as directed and assigned.
