About The Position

Chicago-based Golub & Company LLC and its affiliates are active in key markets across the United States in real estate development, acquisitions, asset and property management, leasing and corporate real estate services. The Company has developed, owned or managed more than 50 million square feet of properties valued in excess of $20 billion since it was founded in 1960. We are currently seeking an Operations Manager to manage the day-to-day operations with a focus on maintenance and accounting at Prairie Shores Apartments, a 1,675-unit portfolio in the heart of Chicago's Bronzeville neighborhood. This position will report to the on-site General Manager. Essential duties and responsibilities include the following. Other duties may be assigned.

Requirements

  • Bachelor's degree and a minimum of 5 years of related experience, or equivalent combination of education and experience.
  • Knowledge of Microsoft Outlook, Word and Excel.

Nice To Haves

  • Experience in leasing or property management preferred.
  • Strong understanding of accounting and financial concepts.
  • Experience with Yardi software programs preferred.

Responsibilities

  • Oversees engineering, maintenance, and security operations.
  • Conducts building inspections and implements procedures to correct deficiencies.
  • Represents building and ownership in dealing with residents, vendors, city, unions and associations.
  • Supervises vendors, determines acceptable performance, and resolves issues.
  • Negotiates pricing and administers contracts based on company’s established standards.
  • Administers all aspects of the accounts payable process for designated property including purchase orders, expense allocations and resident work order billings.
  • Ensures expense accruals are recorded properly on a monthly basis.
  • Directly responsible for building safety and 24-hour emergency management.
  • Directly responsible for completing Deposit Accounting for all buildings.
  • Coordinates Capital projects, bidding, scheduling & notifications engineering staff/residents.
  • Maintains all licenses, permits, etc. elevator certifications.
  • Generates all contracts for all property operations.
  • Warranty management.
  • Payroll verification.
  • Manages vendor compliance.
  • Coordinate and execute any building or unit inspections
  • Manages all building violations.
  • Managing and maintaining emergency response program.
