About The Position

Good Life Maintenance is seeking a hands-on, highly accountable Maintenance and Business Systems Manager to build and lead property maintenance operations from the ground up. This role involves elevating operations by establishing strong systems, a great team, and a proud culture, ensuring work is done quickly and correctly. The position requires a leader who is comfortable building systems and workflows, as well as hiring, coaching, scheduling, and developing a team, while also being hands-on when necessary. A CSLB Class B license is highly preferred to enable self-performance and oversight of a broader scope of work, along with compliance awareness and cost savings. This is a full-time salaried (exempt) position (40+ hours/week) with a hybrid in-office and remote/field service work arrangement. The pay range is $110,000-$120,000 annually, with potential for $15,000-$25,000 in incentive compensation based on performance. Requirements

  • Active California contractor license and ability to serve as the company’s RMO
  • Comfortable operating alongside a contracted licensed RMO

Responsibilities

  • Build the maintenance business infrastructure from the ground up
  • Create systems for scheduling, dispatching, work order management, and communication
  • Implement workflows, tools, and KPIs that drive efficiency and accountability
  • Establish operating rhythms including weekly scorecards and performance reviews
  • Continuously improve systems to support scalability and growth
  • Hire, coach, and develop a high-performing maintenance team
  • Lead maintenance technicians, dispatchers, and administrative support staff
  • Set clear expectations, performance standards, and accountability structures
  • Build a strong culture focused on professionalism, ownership, and improvement
  • Own the maintenance experience for residents and property owners end-to-end
  • Ensure work orders are completed efficiently, professionally, and with high quality
  • Improve response time, communication, and service reliability
  • Monitor customer feedback and continuously improve service delivery
  • Build a strong operating partnership with Good Life Property Management
  • Align maintenance operations with company goals and growth strategy
  • Scale the maintenance team as demand increases
  • Identify opportunities to expand services and improve margins
  • Performs other duties as assigned.
