About The Position

Responsible for the final review of mortgage loan information, preparing closing documents, accurately funding the file, and sending closing documents to the closing attorney. The Closer also performs quality control checks on files from the precloser. Once figures are prepared, the file is reviewed by a teammate for accuracy before signing. This role involves managing a pipeline of purchase and refinancing files scheduled to close with the firm, working collaboratively with internal departments to provide excellent client service and a positive closing experience. Responsibilities include balancing, funding, and disbursing files after closing, maintaining updated software files with communication and status updates, and coordinating with the Buyer's Lender to receive and organize the closing package for the attorney. The position requires strong communication skills, independence, a commitment to learning, exemplary organizational skills, and the ability to manage high-volume transactions.

  • Deal with EMD - Apply EMD to file/cut return EMD with T&R.
  • Send seller mail away closing packages.
  • Assist Attorney/remote office with funding and table closing issues.
  • Send signed closing statements/confirmation of disbursement to parties not in attendance to closing.

Responsibilities

  • Manage a pipeline of purchase and refinancing files scheduled to close.
  • Work collaboratively with teammates in all internal departments to provide world-class service and a positive closing experience.
  • Balance, fund, and disburse the file once the closing is completed and the lender has given clearance to fund.
  • Keep the software file updated with communication, file status updates, and notes.
  • Work closely with the Buyer's Lender to receive and organize the closing package for closing and hand that off to the Attorney conducting the closing.
  • Review approved mortgage loans to determine conditions that must be met prior to closing.
  • Ensure mortgage loans are funded accurately and in a timely manner.
  • Adhere to the deadlines required to close in a timely process.
  • Confirm legal documents to be recorded are accurate and the total cost to record is collected at closing.
  • Review all preclosing documents for accuracy and confirm documents are up to date, including HOA letters, Taxes, Termite, HBW, Lender documents, Title Examination and Commitment of Title, and ensure they are appropriately reflected on the Closing Disclosure.
  • Work closely with preclosing staff and attorneys coordinating title clearance; all title requirements must be cleared prior to closing.
  • Be responsible for payment in full and cancellation of all liens against the property, including, but not limited to, payoff of mortgage, loans, HOA, FIFA’s, taxes, outstanding utility bills, etc.
  • Ensure that all items being paid at closing are calculated with per diem past closing date and shifts accordingly.
  • Confirm receipt of all incoming funds from borrower and lender, saving copies to the file.
  • Confirm outgoing funds for payoffs, seller proceeds, and all checks cut for disbursements, along with internal ledger transfers, saving confirmations/copies in the file for auditing purposes.
  • Notify Precloser when the closing statement is ready to send out to parties.
  • Contact Attorney with issues related to money and/or document preparation.
  • Request title policies (owners and lenders) from the JV team or Policy team.
  • Deal with EMD - Apply EMD to file/cut return EMD with T&R.
  • Send seller mail away closing packages.
  • Assist Attorney/remote office with funding and table closing issues (they contact Closer for closing statement corrections and notifications of wire disbursements).
  • Send signed closing statements/confirmation of disbursement to parties not in attendance to closing.
