About The Position

Edgewood Properties, a leading real estate development and property management company, is seeking a Full-Time Resident Specialist for its multi-family portfolio. The company is experiencing rapid growth, with plans to double its apartment portfolio in the next few years. The Resident Specialist will work at The Villas at Fairway, a luxury apartment complex in Piscataway, NJ. This role is crucial for ensuring smooth daily operations, fostering excellent resident engagement, and maintaining a welcoming community environment. The position involves managing resident feedback, coordinating service requests with the maintenance team, overseeing renters insurance compliance, handling lease renewals, and organizing move-ins and move-outs. Additionally, the Resident Specialist will assist with community event planning and budgeting, manage clubhouse and amenities, and engage residents through various platforms.

Requirements

  • Strong communication and organizational skills.
  • Ability to multitask and manage time effectively.
  • Familiarity with social media platforms.
  • Basic understanding of maintenance coordination and lease management.
  • Basic MS Office knowledge.

  • Experience in property management or customer service is preferred.

Responsibilities

  • Interact with residents daily and record their status in RealPage.
  • Monitor and respond to resident feedback via J Turner, focusing on addressing work order surveys and internal satisfaction surveys.
  • Print and review daily service requests, assign time frames in collaboration with the maintenance team, and ensure Permission to Enter (PTE) is documented.
  • Maintain ongoing communication with the maintenance team throughout the day to monitor task progress.
  • Regularly review the renewal report and contact residents with upcoming lease expirations to process and finalize lease renewals.
  • Document reasons for resident move-outs and explore preventative measures.
  • Help set expectations for the resident's move-out process, including fees, MTM charges, PMOIs, inspections, and final day operations.
  • Review and ensure all residents have current renters’ insurance per community policies, communicating with non-compliant residents and the community manager.
  • Participate in the walk/turn process to assess unit readiness for new or departing residents and assist in scheduling unit turns.
  • Assist with the planning and budgeting of community events in collaboration with the Community Manager and Concierge team.
  • Maintain an updated community calendar, ensuring key events are scheduled.
  • Engage with residents through ActiveBuilding and celebrate personal milestones.
  • Ensure the clubhouse and amenities are well-maintained, stocked, and regularly cleaned, coordinating replenishment of refreshments and supplies.
  • Regularly update the community's social media platforms with content showcasing the community lifestyle and promoting available units.
  • Track and order office supplies within the assigned budget.
