About The Position

The Regional Vice President is a senior executive responsible for the strategic leadership and operational performance of a regional portfolio of properties. This role ensures the consistent execution of property management best practices, drives financial results, fosters staff development, and upholds company standards. The RVP acts as a key liaison between ownership, senior leadership, and on-site teams, while supporting asset management goals and guiding regional teams toward operational excellence. This position reports directly to the Vice President of Operations.

Requirements

  • Minimum of 7+ years of experience in property management, including 3+ years in a senior or regional leadership role.
  • Proven experience managing diverse property types, such as garden-style, mid-rise, mixed-use, or affordable housing communities.
  • Direct experience managing affordable housing communities required (e.g., LIHTC, HUD, Section 8)
  • Proficiency with property management software such as Yardi, RealPage, or equivalent property management platforms.
  • Strong understanding of financial statements, budgeting, and NOI optimization.
  • Exceptional communication, leadership, and relationship-building skills.
  • Demonstrated success in leading high-performing teams and multi-site portfolios.
  • Experience with sustainability initiatives or green building certifications (e.g., LEED).
  • Thorough understanding of Fair Housing laws and local/state property regulations.
  • Proficient in Microsoft Excel, with the ability to analyze and interpret data effectively.
  • Bilingual skills a plus.
  • May require occasional lifting (up to 25 pounds) during inspections or office setups.
  • Prolonged periods of standing and walking during property visits.

Nice To Haves

  • Bachelor’s degree in business administration, Real Estate, or a related field preferred.
  • Equivalent professional experience may be considered in lieu of formal education.
  • Certified Apartment Manager (CAM), Certified Property Manager (CPM), Accredited Residential Manager (ARM), or similar industry certification.

Responsibilities

  • Provide strong leadership, coaching and development, and support for Regional Manager teams.
  • Set clear, written goals and performance objectives for each Regional Manager, including metrics for occupancy, collections, work orders, online reputation, income, expenses, and NOI by region and/or client.
  • Maintain consistent and daily communication with Regional Managers to ensure alignment with company goals and client expectations.
  • Conduct informal bi-monthly performance check-ins to guide employee development and identify areas of support.
  • Monitor progress toward goals and hold Regional Managers accountable for results.
  • Complete formal annual performance evaluations in alignment with company policy.
  • Collaborate with the Recruiting team and Regional Managers to ensure all properties are appropriately staffed.
  • Support Regional Managers in interviewing candidates for Property Manager and Maintenance Supervisor roles, as needed.
  • Partner with the Vice President of Operations to interview and hire for any vacant Regional Manager positions.
  • Foster a positive, high-performance work environment that promotes continuous learning, strong collaboration, and team morale.
  • Provide strategic direction and oversight for all properties within the portfolio to achieve operational, financial, and occupancy objectives.
  • Analyze monthly financial statements to ensure portfolio-wide performance aligns with revenue, expense, and NOI targets.
  • Participate in monthly financial review meetings with clients, offering insight and guidance to support sustained financial performance.
  • Review quarterly reforecasts to validate accuracy and identify areas for adjustment or improvement.
  • Lead annual budget bootcamps with Property Managers and Regional Managers to prepare and align on budget goals.
  • Review and evaluate Capital Expenditure plans, offering strategic recommendations based on property needs and long-term objectives.
  • Attend annual budget meetings with clients, incorporate requested revisions, and ensure final budgets are approved and uploaded into Yardi.
  • Conduct quarterly (at minimum) property visits and audits to ensure operational excellence and adherence to company standards.
  • Inspect properties for curb appeal, building condition, and overall presentation.
  • Inspect buildings and ground. Follow up to ensure all violations are addressed in a timely manner.
  • Inspect vacant units to ensure quality turns and compliance with company standards.
  • Regularly review property management software dashboards to verify data accuracy and policy compliance.
  • Monitor compliance for affordable housing units, including TICs, recertifications, required AMI levels, and unit allocations where applicable.
  • Evaluate delinquency reports and notes for accuracy; collaborate with Property Managers to develop action plans when collections deviate from budget goals.
  • Monitor open work orders and ensure they are addressed in accordance with Gates Hudson policies.
  • Review expense reports with Property Managers to confirm spending is aligned with budgetary limits.
  • Audit Nexus usage to ensure vendors are paid promptly and that company procurement procedures are followed.
  • Verify that preventive maintenance schedules are adhered to and completed by established deadlines. (NetVendor Maintenance)
  • Ensure all property licenses and permits are current and compliant with regulatory requirements.
  • Perform administrative responsibilities in accordance with Gates Hudson policies and procedures.
  • Provide ongoing training to Regional Managers and on-site teams on key operational areas including incident reporting, financials, leasing, and collections.
  • Partner with the Marketing Department to review and guide marketing strategies and advertising expenditures.
  • Ensure all properties operate in compliance with company policies, housing regulations, and local/state/federal laws.
  • Resolve escalated resident concerns quickly and professionally to ensure resident satisfaction and operational continuity.
  • Analyze property performance metrics and implement improvements.
  • Participate in monthly meetings with corporate department heads to ensure alignment on company goals, priorities, and processes.
  • Report ongoing concerns at the regional and on-site levels to Vice Presidents and propose actionable solutions.
  • Collaborate with fellow Regional Vice Presidents to identify operational inefficiencies and recommend system or process enhancements to Senior leadership.
  • Identify opportunities for improvements in operational policies and process throughout Gates Hudson and work with corporate departments to implement.
  • Collaborate with client, corporate team, Regional Managers, and on-site team on involving property-related litigation, providing leadership and strategic guidance.
  • Build and maintain strong, professional relationships with clients, representing Gates Hudson with integrity and efficiency.
  • Collaborate with clients and corporate teams on property acquisitions and dispositions to ensure smooth transitions and operational continuity.
  • Participate in weekly ownership meetings to address concerns, present operational insights, and offer strategic recommendations aimed at improving performance and increasing NOI.
  • Maintain clear, consistent, and transparent communication with clients and direct supervisors, ensuring timely updates and responsiveness to all inquiries and concerns.
  • Partner with clients to identify, propose, and execute capital improvement projects that align with long-term goals and budget parameters.
