About The Position

Morgan Properties is seeking a hands-on maintenance leader to lead regional maintenance operations, develop teams, and improve operational performance across multiple communities. The role supports a multi-state territory that includes Greater Nashville, Memphis/Cordova, and Huntsville, Alabama. Frequent regional travel is required, along with the ability to provide onsite support as needed, including for urgent or high-priority situations.

Requirements

At least 5 years of experience in multi-site or regional maintenance leadership.
Strong technical expertise across HVAC, plumbing, electrical, and building systems.
Proven leadership experience focused on team development, coaching, and performance improvement.
Ability to influence across teams and partner effectively with operations leadership.
Frequent travel throughout the region and ability to support onsite needs, including urgent or high-priority situations.

Nice To Haves

HVAC certification and/or boiler license.

Responsibilities

Lead and support maintenance operations across a multi-site region, ensuring consistent execution and high-quality standards.
Mentor and develop maintenance teams, including Service Managers and technicians, to strengthen performance and engagement.
Implement and reinforce standardized maintenance procedures, processes, and safety practices.
Partner with Regional Property Managers and community leaders to optimize operations and troubleshoot challenges.
Oversee vendor relationships, contracts, and service quality to drive efficiency and cost effectiveness.
Monitor performance trends, identify opportunities for improvement, and implement operational enhancements.
Ensure compliance with company standards, safety regulations, and applicable codes.
