About The Position

A fast-growing property management company is seeking an experienced Regional Property Manager (RPM) with affordable housing program and lease-up experience. The Regional Property Manager actively and systematically manages the real estate portfolio to meet and exceed budgeted financial goals and achieve customer service and operational performance objectives. The Regional Property Manager is responsible for the tactical execution and communication of our strategic direction to our communities. This individual will have a proven track record in managing a diverse portfolio of properties and be experienced dealing with institutional owner clients, be a motivator, a good communicator, and a hands-on manager. The Regional Property Manager will help to revise company property management policies and procedures. The Regional Property Manager works closely with property managers to ensure implementation and execution of all company policies and procedures. The Regional Property Manager will be based in the Austin and San Antonio, TX area with up to 50% travel.

Requirements

  • Minimum of a high school diploma, Bachelor’s degree preferred
  • 5+ years of on-site property management experience, Required
  • Industry certifications (e.g. CPM, CAPS, CAM, etc.), Required
  • 5+ years affordable housing programs (HUD, LIHTC, Sec 8), Required
  • Proficient in YARDI Systems property management software, Required
  • Effective presentation and communication skills both verbal and written
  • Demonstrated problem-solving, decision making and continuous process improvement skills
  • Strong analytical skills and quantitative skills
  • Financial analysis and budgeting experience

Responsibilities

  • Develop and manage individual community business plans including investment objectives, compliance goals, marketing positioning, team, asset quality, and financial goals and objectives.
  • Assess and articulate the overall makeup: strengths, weaknesses and needs of each community in their given portfolio.
  • Facilitate the annual budgeting process, conduct in-depth analysis for financial projections and reforecasting.
  • Review and analyze monthly property financial statements; write standard monthly reports and maintain plans and actions.
  • Conduct various analyses of accounting reporting, risk management, property information etc.
  • Perform on-site property visits and conduct property reviews to evaluate performance.
  • Determine, implement and follow-up on any corrective action plans for communities.
  • Oversee any resident/tenant legal proceedings.
  • Resolve all escalated complaints from residents.
  • Collect market data and conduct benchmarking analysis.
  • Administer the lease administration process including monitor leases, management agreements, etc. to protect ownership rights and ensure contract compliance.
  • Oversee the appropriate and adequate staffing at each community and supervise the acquisition, development, and management of community team members.
  • Manage multiple complex construction, leasing, improvement and sales projects with aggressive timelines.
  • Maximize total return for each asset through the analysis of property efficiencies and identify opportunities for improved performance.
