About The Position

We are seeking a Regional Property Manager to join our regional/corporate office located in location. This is a hybrid opportunity with 3 days in the office and 2 days working remotely after the training period. The Regional Property Manager will be responsible for managing the property operations and maintenance of assigned portfolios and maximization of portfolio's NOI.

Requirements

  • Bachelor’s degree in Business Administration, Finance, Accounting or related field
  • Experience managing retail properties (e.g. shopping centers, malls) required
  • Quantitative and analytical skills
  • Knowledge of GAAP, leasing, contracts and industry-related terminology
  • Tests at intermediate level proficiency with current Microsoft Office software, email and internet research functionality

Nice To Haves

  • Real estate license preferred
  • Member of ICSC and regularly attends local events preferred
  • Property management experience overseeing a minimum of 1.5M square feet preferred
  • Working knowledge of JD Edwards or other accounting software preferred

Responsibilities

  • Use expertise to drive decisions with regard to fiscal and physical performance of the assigned portfolio (i.e. reduce open A/R balance, increase income, grows rents, manage operating expenses, analyze troubled tenants and make recommendations, and prepare budgets, monthly and annual financial reports) in accordance with NOI objectives.
  • Work closely with the regional officer and understand the leasing plan for the calendar year.
  • Knowledgeable about market conditions and health of tenants within assigned portfolios.
  • Responsible for physical plant (i.e. make improvements through capital expenditures, ensure safety of centers).
  • Develop, manage, inspire and motivate property management team to ensure that production goals, accuracy and customer service is optimal.
  • Succession planning by coaching and developing team member’s talents.
  • Assist in the creation of individual development plans.
  • Foster relationships with tenants and the community.
  • Regularly promote Regency’s brand through participation in regional events.
  • Oversee tenant improvements.
  • Work closely with investment team on redevelopment planning and implementation.
