About The Position

Ackermann Group, a real estate development and property management company with a long history in the Midwest, is seeking a full-time Regional Property Manager to join their growing team in Cincinnati, Ohio. The Regional Property Manager will be responsible for overseeing an assigned portfolio of properties, ensuring fiscal soundness, achieving performance goals, and maintaining property standards. This role involves analyzing market trends to implement marketing and leasing strategies, preparing and interpreting financial reports, and identifying areas for improvement to enhance property efficiency and profitability. The position also requires managing and expanding client relationships, supporting onsite property managers, and directing property management and resident services staff through hiring, supervision, coaching, and professional development. Additionally, the Regional Property Manager will develop and enforce policies, and collaborate with the Vice President and Asset Manager on annual operating and capital improvement budgets.

Requirements

  • A Bachelor’s degree
  • 5 or more years of progressive property management experience
  • 2 or more years in a management or supervisory position
  • Sales/multi-family leasing and/or product sales experience
  • Conventional market rate housing experience
  • Marketing and budgeting experience
  • An excellent understanding of applicable Fair Housing laws and standards
  • Proficiency in Yardi or other comparable software management software
  • Strong leadership, management, and supervisory skills with demonstrated ability to effectively manage a diverse employee base
  • Superior client, resident relations, public presentation, verbal and written communication skills
  • Ability and willingness to travel

Responsibilities

  • Overseeing assigned portfolio, ensuring fiscal soundness, performance goals, and property maintenance.
  • Gathering, analyzing, and interpreting market trends to implement marketing and leasing strategies for occupancy and revenue goals.
  • Preparing, analyzing, and interpreting property operating budgets, variance reports, occupancy reports, and financial statements.
  • Identifying areas for improvement and suggesting methods to enhance property efficiency, productivity, and profitability.
  • Managing, maintaining, and expanding current relationships.
  • Supporting onsite property managers in promoting positive resident and community relations.
  • Managing and directing property management and resident services staff, including hiring, supervision, coaching, and professional development.
  • Developing and ensuring adherence to policies and procedures.
  • Collaborating with the Vice President and Asset Manager to prepare annual operating and capital improvement budgets.
