About The Position

ResProp Management is a growing multi-family property management company that focuses on servant leadership and hiring top talent. As a Regional Manager with ResProp, you will be joining during an exciting phase of growth, contributing to the development of a tech-forward property management service that aims to revolutionize the real estate industry.

Requirements

At least 5-7 years of 3rd party property management experience as a manager
At least 2+ years experience as a 3rd party multi-site manager or area manager
Long term focus and desire to work in a fast-paced, growing organization.
Bachelor’s degree from a 4-year accredited university required.
A laptop to use for work purposes.

Responsibilities

Provide best-in-class operational performance and zealous service to owners.
Oversee the takeover process and assume operational control of assets after close.
Promote operational efficiencies by monitoring and training on property management software platforms (Resman, Coupa, etc.).
Develop annual operating budgets, forecasting rental income, revenues, operating expenses, and capital projects.
Provide operational support and training to Property Managers with regular reviews and reports on financials, occupancy forecasts, and other business activities.
Communicate regularly with support function leads and leadership to develop new and innovative best practices.
Collaborate with Regional Maintenance Directors to establish vendor relationships and pricing, execute preventative maintenance plans, and train maintenance teammates on cost mitigation and work order response.
Work with Regional Maintenance Directors to provide capital improvement suggestions for properties.
Monitor all proposals and contracts for large projects at sites, check work in progress, and ensure proper contract approvals are implemented.
Understand the market for each property and visit competitors regularly.
Ensure all resident complaints are handled appropriately and timely.
Possess knowledge of project-based affordable housing programs.
Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with ResProp training benchmarks.
Deal effectively and consistently with performance problems, document adequately, communicate with direct supervisor and HR, and terminate appropriately when necessary.
Ensure all counseling forms, written evaluations, and salary requests are provided for review to the Regional Vice President or Senior Vice President and delivered to the Human Resource department.
Review all timesheets to ensure accuracy of hours, vacation, and sick time reported, and approve hours.
Promote harmony and quality job performance of staff through support and effective leadership.
Achieve the highest possible net operating income through effective cost control and revenue & leasing improvement; identify trends and recommend strategies and adjustments.
Work with Property Managers to develop yearly operating budgets/forecasts.
Ensure property closeout is completed on time and ownership financial reports are accurate.
Collaborate with Property Managers and the Marketing team to develop marketing strategies to generate rentals.
Ensure staff leasing techniques are effective in obtaining secured leases, follow-up procedures are met, lease signing/documentation is correct, and reporting systems are accurate and up-to-date.
Effectively show, lease, and move in prospective residents.
Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
Maintain property appearance and ensure repairs are noted and completed in a timely manner through regular property inspections and tours.
Complete quarterly RM audits as directed.
