Regional Manager - Ohio and Indiana

National Church Residences•Remote - IN, IN

About The Position

The Regional Manager provides senior-level leadership for a portfolio of 18 or more affordable housing communities in Ohio and Indiana, leading 8–12 or more direct reports, including Property Managers. The position is accountable for regulatory compliance, financial performance, property conditions, staffing, occupancy, resident relations, and overall operational results. The successful candidate must reside in Ohio or Indiana and make frequent site visits; travel is at least 50% and may increase according to business needs, inspections, audits, staffing, property conditions, emergencies, and other operational requirements. The Regional Manager oversees LIHTC, HUD, REAC, MOR, INSPIRE, Fair Housing, state agency, and other affordable housing compliance requirements. The role leads preparation for and follow-up on pre-audits, quarterly and internal audits, REAC inspections, MORs, INSPIRE reviews, and state agency reviews. It also manages annual operating and capital budgets, budget-to-actual performance, expense management, and NOI; oversees property operations, occupancy, leasing, revenue, physical conditions, staffing, and resident relations; and recruits, supervises, coaches, develops, and holds Property Managers accountable. This is a high-accountability portfolio leadership role requiring independent oversight of a complex, geographically dispersed portfolio with minimal supervision. The Regional Manager is expected to identify risks and issues proactively, develop corrective action plans, set deadlines, follow up, and ensure deficiencies are resolved. Properties and files must remain organized, accurate, complete, and audit-ready. The position requires strong documentation, analytical, financial, communication, and problem-solving skills, as well as proficiency with property management and internal systems. A bachelor’s degree in a related field is preferred; equivalent education and extensive relevant experience may be considered.
