About The Position

Gaines Investment Trust is seeking a full-time Regional Maintenance Technician/Specialist to join their dedicated team. This role involves providing exceptional service to teams and residents by performing maintenance and repairs at various properties. The ideal candidate will diagnose and resolve maintenance issues, complete work orders efficiently, conduct preventative maintenance, and assist with unit turnovers. Responsibilities also include maintaining common areas, communicating with residents, coordinating with property management, and collaborating with vendors and contractors. The position requires participation in an on-call rotation for after-hours emergencies.

Requirements

  • Must currently live near Tulsa, OK, with a valid driver's license and reliable transportation
  • Contractor's license required
  • 2+ years of experience in a related maintenance role
  • Provides top-notch customer service to residents and teams
  • Works effectively in a very fast-paced environment and meets company goals and deadlines
  • Hands-on experience with plumbing, electrical, troubleshooting appliances, pool, heating/air, basic carpentry, and painting
  • Routine property inspections
  • Time management and multi-tasking skills
  • Available for on-call duty
  • Effective communication skills with residents, onsite staff, and management
  • English fluency

  • Occasional resident events or emergencies will necessitate working outside of regular business hours. There may be times when you are called upon based on rare necessities.

Responsibilities

  • Perform maintenance and repairs at various properties.
  • Diagnose and resolve maintenance issues, including plumbing, electrical, HVAC, and appliance repairs.
  • Complete work orders promptly and efficiently.
  • Conduct preventative maintenance.
  • Assist with the turnover process for vacant units, including cleaning, painting, and minor repairs.
  • Maintain the cleanliness and appearance of pools, common areas, and grounds.
  • Communicate effectively with residents to address maintenance requests and provide updates.
  • Coordinate with property management to coordinate and prioritize repairs.
  • Collaborate with maintenance teams/vendors and contractors for specialized repairs.
  • Participate in on-call rotation for after-hours maintenance emergencies.
  • Perform other assigned tasks.
