Requirements

Proven supervisory experience in apartment or multifamily property maintenance
EPA Certification
Strong knowledge of HVAC, plumbing, electrical systems, and general building maintenance
Ability to lead and motivate a maintenance team
Excellent organizational and problem-solving skills
Willingness to participate in on-call rotation schedule
Valid driver's license with reliable transportation
Ability to pass comprehensive background verification

Nice To Haves

CPO (Certified Pool Operator) Certification
Experience with property management software systems
OSHA certification or safety training
Experience managing maintenance budgets

Responsibilities

Supervise and coordinate daily maintenance operations across the 300-unit community
Manage preventive maintenance schedules and ensure timely completion of work orders
Lead, train, and mentor maintenance team members to maintain high performance standards
Oversee pool and spa operations, including chemical management and safety compliance
Conduct regular property inspections and identify maintenance needs
Maintain accurate maintenance records and documentation
Respond to emergency maintenance issues and coordinate after-hours repairs
Manage maintenance budget and vendor relationships
Ensure all work meets company standards and local building codes
Participate in on-call rotation for emergency maintenance situations
