About The Position

The Regional Maintenance Director provides operational and compliance leadership for Maintenance, Housekeeping, and Environmental Services across Starling’s senior housing portfolio in Florida. The role is responsible for maintaining all properties in optimal working condition through proactive maintenance, compliance readiness, and disciplined execution that protects the long-term asset value.

Requirements

  • 5+ years of maintenance leadership experience (senior housing, healthcare, commercial/institutional construction, or similar regulated environments preferred)
  • Demonstrated track record of leading large teams and vendors to achieve results
  • Troubleshooting skills with the ability to coordinate teams to resolve issues impacting community operations
  • Strong working knowledge of building systems, life-safety systems, and emergency power requirements
  • Qualified candidates must demonstrate knowledge with the following advanced commercial building systems: Plumbing systems with recirculation pumps, large tankless water heaters, commercial grade water softeners, water treatment systems, and grease traps
  • Commercial HVAC systems servicing the buildings and kitchens as well as residential HVAC units
  • Lift Stations
  • Pool systems, both heated and non-heated
  • Spa systems
  • Life Safety Systems – fire panels, sprinklers, smoke detectors and Ansul systems
  • Commercial kitchen equipment/operations
  • Working knowledge of access control systems and ability to quickly learn new platforms
  • Generators – natural gas and diesel
  • Network and phone systems in a commercial building
  • Working knowledge of TELS or comparable CMMS systems for work orders, preventive maintenance, and inspections
  • Working knowledge of Yardi Voyager or comparable accounting systems to review budgets and invoices
  • Proficiency with Microsoft Excel, Word, Outlook, and collaboration tools (Teams/SharePoint)
  • Comfort using mobile devices for inspections, documentation review, and photo verification
  • Must be able to travel frequently across the state of Florida to visit properties

Responsibilities

  • Lead and support community maintenance staff across multiple locations
  • Provide training, mentorship, and promote accountability among maintenance staff
  • Assist in the interview process for maintenance directors and technicians
  • Provide hands-on guidance during inspections, surveys, emergencies, or escalated maintenance issues
  • Standardize and continuously improve maintenance and housekeeping practices across the portfolio
  • Conduct internal audits/inspections across the portfolio to verify compliance with company standards
  • Periodically evaluate vendors and their products/services based on quality, service, and pricing
  • Oversee implementation and adherence to preventive maintenance programs for HVAC, elevators, fire systems, generators, kitchen equipment, and other critical infrastructure
  • Drive consistent use of CMMS/work order (e.g. TELS) systems across all communities
  • Monitor preventive maintenance completion rates and recurring repair trends
  • Review and audit maintenance logs, inspection records, and testing documentation to verify accuracy and completeness
  • Assist in annual budgeting process for each community providing input on needed capital expenditures and projected repairs
  • Monitor maintenance and capital spending against approved budgets and report variances
  • Identify upcoming equipment replacements and major repairs before failures occur
  • Oversee execution of approved capital projects
  • Verify buildings are being maintained in a safe, hazard-free condition, with all mechanical, electrical, plumbing, and structural systems kept in good working order
  • Direct inspection testing, documentation, and correction of fire alarm, sprinkler, emergency lighting, and exit systems in accordance with required schedules
  • Verify that generators and emergency power systems are operational, tested, fueled, and documented
  • Oversee implementation and documentation of any corrective actions from AHCA, fire marshal, or local inspections
  • Confirm water systems are maintained in accordance with community’s Water Management Plan to reduce risk of Legionella
  • Audit and verify that required safety and compliance logs are properly maintained at each property, including generators, elevators, backflow preventers, life safety systems, dryer vent cleaning, water management and lift stations
