About The Position

We are seeking a Regional Field Support Service Manager to provide essential maintenance leadership and direct hands-on support across our Northern Region portfolio. Based primarily in the Minneapolis-St. Paul metro area, this is a working supervisor role where we are looking for a leader who prefers being "in the trenches" rather than behind a desk. You will be responsible for executing and overseeing general maintenance, routine and preventive tasks, turnover transitions, and specialized projects to enhance our properties.

Requirements

  • 3+ years in property management maintenance
  • 1+ years of supervisor experience
  • High school diploma or equivalent
  • EPA Universal license for HVAC, CPO, and Boilers License required (or the ability to obtain within 30 days of hire)
  • Proven ability to troubleshoot and personally repair HVAC, plumbing, electrical, major appliances, and pool/spa equipment
  • Basic computer proficiency
  • Strong communication skills and the emotional intelligence to work effectively with diverse teams and management styles
  • Ability to travel to various properties

Nice To Haves

  • Trade school or college-level coursework preferred
  • Experience with YARDI is highly preferred

Responsibilities

  • Hands-On Maintenance & Leadership: This is a high-activity role requiring you to lead by example. You will personally perform and oversee repairs to building exteriors, grounds, mechanical systems, plumbing, and electrical systems.
  • Collaborative Leadership & Adaptability: Work cross-collaboratively with Property Managers and site supervisors. You must have the emotional maturity and professional tact to step in and lead local maintenance teams during supervisor vacancies, providing seamless continuity by performing the work alongside the site team.
  • Operational Oversight: Establish, assign, and maintain schedules for routine maintenance, landscaping, cleaning, painting, and turnover work.
  • Preventative Care: Implement and strictly follow a comprehensive preventive maintenance program across assigned sites.
  • Contractor Management: Supervise all contract work and approve payments to ensure high-quality completion and adherence to standards.
  • Turnover Excellence: Ensure vacated apartments are in make-ready condition for showing and renting in a timely manner.
  • Budgetary Control: Operate properties within established budgets and proactively notify Community Managers of any expected variations.
  • Inventory & Assets: Maintain an updated inventory of property tools, furniture, and accessories.
  • Emergency Support: While this role is not part of a standard on-call rotation, you will serve as a rare emergency support contact for complex issues that require regional expertise.
  • Professional Development: Attend trade association meetings and seminars to stay current on industry regulations and best practices.
