About The Position

This position assists in the development, implementation, and maintenance of compliance programs, policies, and procedures that support Bell Bank Mortgage's adherence to federal and state regulatory requirements. Under the guidance of leadership, this role conducts targeted compliance reviews, researches regulatory requirements, evaluates operational and system changes for compliance impact, and provides guidance on mortgage-related compliance matters. The position serves as a compliance resource for mortgage operations, marketing, and servicing activities while helping ensure regulatory requirements are effectively integrated into business processes.

Requirements

Bachelor’s Degree in Accounting, Finance, Business, or a related field; equivalent mortgage or banking experience may be considered.
2-4 years of mortgage, banking, compliance, audit, risk management, or related industry experience.
Strong knowledge of mortgage lending and servicing regulations, including TILA, RESPA, TRID, HMDA, ECOA/Regulation B, Flood regulations, and applicable state requirements.
Knowledge of mortgage disclosures, documentation, loan origination processes, and servicing practices.
Ability to research, interpret, and apply complex regulatory requirements and communicate findings effectively.
Strong analytical, problem-solving, and decision-making skills with the ability to exercise sound judgment and work independently.
Excellent organizational skills with the ability to manage multiple priorities, meet deadlines, and adapt to changing regulations and business needs.
Effective verbal and written communication skills, including the ability to present findings and recommendations to management.
Strong attention to detail and commitment to accuracy.
Ability to collaborate effectively across departments and build productive working relationships.
High level of integrity and discretion in handling confidential information.

Responsibilities

Monitor and maintain awareness of changes in federal and state mortgage regulations and assess their potential impact on Bell Bank Mortgage operations, products, systems, and processes.
Review and approve mortgage-related advertising and marketing materials for compliance with applicable federal and state regulations, including website content, social media, print advertising, radio and television advertisements, co-branding arrangements, lead generation platforms, and promotional campaigns.
Maintain mortgage compliance policies, procedures, and documentation on internal systems to ensure information remains accurate, current, and aligned with regulatory requirements.
Research federal and state laws, regulations, and licensing requirements related to mortgage origination, servicing, advertising, flood insurance, and related lending activities, including support for expansion into new markets and states.
Coordinate and conduct targeted compliance reviews and audits of mortgage origination, servicing, disclosures, documentation, operational processes, and bank policies to evaluate regulatory compliance and identify areas of risk.
Prepare audit findings, communicate results to management, recommend corrective actions, and evaluate the effectiveness of remediation efforts.
Lead meetings with department leaders to discuss compliance review results, regulatory concerns, and corrective action plans.
Identify opportunities to improve compliance monitoring, audit processes, and risk assessment practices.
Assist in analyzing, interpreting, and implementing new or revised regulations by collaborating with stakeholders to determine operational impacts and required process changes.
Monitor regulatory-related enhancements within loan origination and servicing systems and participate in testing activities to ensure compliance requirements are met.
Serve as a compliance resource to mortgage and bank employees by responding to questions regarding mortgage regulations, policies, procedures, and regulatory interpretations.
Assist with compliance testing of loan origination and servicing systems, including state-specific document updates and regulatory change implementations.
Gather and prepare documentation and information requested by internal and external auditors, examiners, and regulatory agencies.
Review loan officer websites and other digital marketing channels to verify compliance with regulatory requirements and bank policies.
Analyze quality control findings, identify trends and recurring issues, and recommend process or system improvements to strengthen compliance and operational effectiveness.
Assist in the development and delivery of compliance-related training materials and educational resources.
Support the identification and reporting of suspicious mortgage lending activities and coordinate with the Bank's BSA/Fraud Department as necessary.
Participate in ongoing training, professional development, and industry education to maintain current knowledge of mortgage regulations, products, services, and operational practices.
Maintain a high level of confidentiality when handling sensitive customer, employee, regulatory, and business information.
