Reporting to the Head of Real Estate, this role oversees real estate operations to control and maintain the Bank's real estate portfolio. Key responsibilities include conducting new store growth planning, market reviews, and new site lease negotiations. The role also involves negotiating contracts, subleases, and lease renewals, and facilitating relationships with real estate brokers and other vendors. Additionally, it facilitates the sale of non-productive assets and manages lease administration, which includes CAM Audits, property tax appeals, benchmarking, portfolio management reporting, and data control. The role administers LOI preparation, market mapping, training, CRA coordination, real estate process flow management, relocation evaluation, site/project handoff to the construction and development manager, regulatory tracking and applications, insurance, storage, and compliance. It supports the operations of the Real Estate Department to ensure the achievement of short and long-term goals and objectives, sets production goals, and ensures their achievement. The position actively participates with senior management to establish corporate strategic plans and objectives and ensures proper standards are implemented to safeguard company assets. The role requires demonstrating compliance with all bank regulations for assigned job functions, keeping up to date on regulation changes, and following all Bank policies and procedures. It may involve coaching, mentoring, or training others and teaching coursework as a subject matter expert. The role embraces the Columbia corporate culture and acts as a positive example.
