About The Position

The Real Estate Manager leads site selection, leasing, design, budgeting, and project execution of company leased real estate assets. You will ensure BRIGHTSTAR’s properties meet the changing organizational needs, while providing safe, secure and sustainable space for staff to thrive. You will be responsible for the delivery of projects across commercial office space, R&D, Data Centers, Operation Centers, warehousing, distribution facilities, and showrooms. This role requires effective communication, collaboration, negotiation, and project management experience. Problem-solving and decision-making skills to diagnose challenges and issues and develop innovative business solutions and assess risks and opportunities. Very strong administration skills and attention to detail are required.

Requirements

  • Bachelor’s degree in construction management, engineering, real estate project management, architecture, or related field is preferred
  • 7-10 years relevant experience in corporate or commercial real estate development/construction environments
  • Advanced user of Microsoft Project, excel, smartsheet, and other scheduling and tracking tools
  • Proficient in AutoCAD or similar design software, ability to create test fits and office/warehouse sizing
  • Working knowledge of Bluebeam Revu for plan review, markups, quantity takeoffs, and document collaboration with project teams and vendors
  • Experience in drafting and managing RFPs for real estate and construction projects, including the management of bid processes and vendor negotiations
  • Working knowledge of regulatory processes, including permitting, building codes
  • Working knowledge of lease/construction contract terms
  • Working knowledge of sustainable building practices, and green certifications i.e. LEED
  • Experienced managing and delivering commercial, industrial, and critical infrastructure projects
  • Understanding of data centers, labs, and warehouses
  • Ability to scope projects that have heavy electrical and mechanical requirements
  • Strong analytical ability

Nice To Haves

  • Professional certification (PMP, MCRE, LEED or similar) preferred
  • OSHA 10/30 hour certification desirable

Responsibilities

  • Lead project teams and internal customers to develop an understanding of business requirements.
  • Manage multiple projects from project identification to site selection, design, planning, client approval, construction, moves and completion.
  • Develop/maintain scope, budget, and schedule for assigned projects.
  • Provide property market analysis and performance benchmarking.
  • Provide cost estimation for renovations, relocations, and new business rollout.
  • Lead real estate components of RFP opportunities and competitive bid proposals.
  • Lead and manage workplace designers, architects, engineers, and project managers.
  • Experienced managing and delivering commercial, industrial, and critical infrastructure projects
  • Understanding of data centers, labs, and warehouse operations.
  • Ability to scope projects that have heavy electrical and mechanical requirements
  • Collaborate with cross function teams including Legal, IT, EHS, Sustainability, Security, Finance, Facilities, HR
  • Manage and negotiate with 3rd party vendors, architects, general contractors, and engineers in the delivery/construction of space.
  • Identify project dependencies and critical path issues.
  • Cultivate and maintain relationships with key stakeholders, including business units, senior management, brokers, contractors, and service providers.
  • Manage relationships with contractors, architects, engineers, design and build vendors and other industry professionals.
  • Serve as the primary point of contact between internal business units and external partners, translating evolving business needs into clear real estate requirements and aligning expectations across all parties.
  • Present recommendations, business cases, and project updates to senior leadership and executive sponsors, securing buy-in and approvals for capital projects and portfolio decisions.
  • Proactively manage stakeholder expectations throughout the project lifecycle, communicating scope, budget, schedule, and risk through regular status reporting and steering committee reviews.
  • Build consensus across competing priorities and cross-functional teams to drive timely, well-informed decision-making and keep initiatives on track.
  • Manage and monitor lease expirations and critical dates.
  • Collaborate and partner with business leaders to drive portfolio performance.
  • Prepare and present detailed reports, presentations, and recommendations.
  • Collaborate with brokers and service providers regarding lease strategy.
  • Lead negotiation activities for new properties, lease renewals and lease terminations.
  • Conduct regular portfolio reviews, performance evaluations, and benchmarking.
