About The Position

The Real Estate Leasing Account Analyst maintains accurate contract and financial data for Arium Networks Small Cell Operations. This person reviews agreements, manages recurring payment obligations, reconciles accounts, and resolves discrepancies involving landowners, venues and municipalities, jurisdictions, and other payees. The role works closely with Accounts Payable, Real Estate, Legal, Finance, Client Services, Permitting, Government Relations and other internal teams to ensure payments are timely, supported by the applicable agreements, and recorded accurately.

Requirements

  • Bachelor’s degree in accounting, finance, business, or related field; relevant experience may be considered.
  • Experience with real estate agreements, monthly close, and accruals are also helpful.
  • Experience reviewing Legal contracts.
  • Accounting, accounts payable, lease administration, property management, or comparable role involving contracts and financial records.
  • Strong attention to detail, organizational skills, and people skills.
  • Ability to interpret, research, analyze and summarize complex contracts and real estate issues.
  • Proficient with Microsoft applications: Excel, Word, and Outlook
  • Excellent time management skills, including ability to effectively prioritize tasks and work independently.
  • Working knowledge of accounting principles.
  • Strong analysis, reconciliation, critical thinking skills, and reporting capability.

Responsibilities

  • Research, and interpret various leases, licenses and amendments and other agreements to identify payment terms, effective dates, increases, and termination provisions. Ensures all contract terms and conditions are accurate in Arium Networks financial system.
  • Corresponds with internal teams/departments and external account holders to ensure accuracy in billing, payment, and overall data integrity.
  • Responsible for account reconciliation process. This process includes research and review of the general ledger and all associated sub ledgers in accordance with legal contracts to verify accuracy of payments and billings; recommend necessary adjustments and work with Internal teams and payees to resolve any deviations and upon final determination, make corrections in Arium Networks Financial System.
  • Review any changes to commencements, escalations, amendments, and terminations and update financial records.
  • Administering payments that have an impact on monthly financials. All processes require a thorough review of data output, legal contracts, and financial updates. Processes include, but not limited to, commencements, monthly escalation, termination, and detection of data inaccuracies that result in incorrect billing or payments and incorrect Straight-line adjustments.
  • Communicates contract terms, outcomes of account reconciliations, and payment/billing solutions with clients or landowners, internal partners via telephone, email, and meetings.
  • Responsible for working on special projects as assigned, data integrity reports and integration/acquisition projects which may fall as an exception to normal processing.
  • Maintains service level commitments with business partners to meet monthly targets to ensure timely financial adjustments while understanding their impacts.
  • Communicate professionally with payees and internal partners to resolve account questions or issues.
  • Identify ways to improve data accuracy, reporting, and recurring processes for efficiency.
