About The Position

Under the direction of the VP of Operations and Underwriting and Director of Underwriting, the Real Estate Credit Associate role will be based in Dallas, TX, and will work in close partnership with Hunt's New York and Texas-based real estate equity team. The two efforts are separately staffed but fully integrated, giving the credit team a real-time read on the markets they lend against. This position will join a small, entrepreneurial team that manages a large, growing commercial real estate portfolio.

Requirements

  • Bachelor's Degree in finance, accounting, economics, real estate, or a quantitative discipline required.
  • 3+ years of experience in real estate investment banking, commercial real estate lending or CMBS, principal/debt investing, or brokerage required.
  • Advanced Excel skills and genuine fluency in real estate financial modeling required.
  • Sound credit and investment judgment - the instinct to identify risk early and the resourcefulness to solve problems as they surface across a deal required.
  • Clear, precise written and verbal communication, including in direct contact with external counterparties.
  • Sharp attention to detail and the ability to thrive on a fast-moving, collaborative team.
  • Knowledge of key aspects of commercial real estate development and finance.
  • Ability to initiate and maintain effective and cooperative working relationships with team members, government agencies, consultants, lenders, investors, and developers.
  • Good analytical skills, including oral and written presentation skills; ability to identify and ask questions; ability to reason and cross-check references.
  • Good client and public presentation skills; excellent oral and written communication skills.
  • Strong organizational skills, highly attentive to detail, and able to perform tasks with limited supervision in a time-sensitive work environment.

  • Takes initiative to identify and anticipate client needs and make recommendations for implementation.
  • While working in an independent and reliable manner, teamwork and effective communication will also be necessary for success.

Responsibilities

  • Owns the analytics behind every deal - builds Excel cash-flow models, runs return and sensitivity scenarios, assembles comparable-set analysis, and conducts the financial and asset-level research that frames each investment decision.
  • Prepares property and market-level due diligence, including site visits and travel to the assets and markets where we finance, as necessary.
  • Helps carry transactions to close, working through loan documentation and negotiating key terms alongside counsel.
  • Serves as a day-to-day point of contact for sponsors, brokers, attorneys, and third-party advisors throughout a transaction.
  • Partners with the Asset Management team to monitor loan and portfolio performance after closing.
  • Authors the investment committee memoranda that make the case for each opportunity.
  • Produces the working materials of a lean team - presentations, Excel models, and pipeline tracking.
