About The Position

The Real Estate Coordinator / Analyst supports the company's restaurant development and real estate strategy through market analysis, site selection, lease administration, compliance management, and project coordination. This position plays a critical role in identifying growth opportunities, managing lease obligations, coordinating with landlords, brokers, legal counsel, and construction teams. This is a hybrid position requiring strong analytical, organizational, and negotiation skills in a fast-paced restaurant environment.

Requirements

  • 1-3 years of experience in commercial real estate, restaurant development, lease administration, construction coordination, or related fields.
  • Strong understanding of commercial leases and lease administration practices.
  • Experience with site selection analysis and market evaluation.
  • Excellent negotiation and relationship management skills.
  • Advanced proficiency in Microsoft Excel and reporting tools.
  • Strong project management and organizational skills.
  • Ability to manage multiple projects and competing priorities simultaneously.
  • Excellent verbal and written communication skills.
  • High attention to detail and commitment to accuracy.
  • Ability to work independently while collaborating effectively with cross-functional teams.
  • Ability to sit, stand, and work at a computer for extended periods.
  • Ability to lift to 25 pounds occasionally.

Responsibilities

  • Support company growth objectives with opportunities in already identified market.
  • Prepare site evaluations and presentations for executive leadership and investors with company provided financial analysis.
  • Present new site opportunities through the Real Estate Committee (REC).
  • Coordinate REC brand partner submissions and approvals.
  • Negotiate Letters of Intent (LOIs), lease terms, amendments, lease extensions, and lease renewals.
  • Coordinate lease execution with landlords, brokers, attorneys, and company leadership.
  • Act as the primary liaison between internal construction teams and landlords throughout the development process.
  • Work closely with outside legal counsel to resolve lease issues and facilitate timely lease execution.
  • Review and approve legal expenses related to lease negotiations and lease documentation.
  • Maintain all lease files, amendments, and supporting documentation.
  • Perform lease abstractions for new leases and amendments using Occupier software.
  • Monitor and track lease milestones, including permit periods, landlord delivery obligations, rent commencement dates, option periods, renewals, and lease expirations.
  • Ensure lease-related information is accurately maintained within company systems and databases.
  • Maintain and update the company's development pipeline and site tracking reports.
  • Complete monthly Sitewise uploads and prepare development reports reflecting the most current project status and pipeline activity.
  • Collaborate with Wingstop Real Estate Management (REM) and company leadership through recurring development meetings to provide project and pipeline updates.
  • Track project milestones from site approval through restaurant opening.
  • Apply for and obtain business licenses and required permits for all new restaurant openings.
  • Manage the renewal and tracking of existing business licenses, health permits, food service permits, FOG (Fats, Oils, and Grease) permits, sanitation permits, and other city-specific licenses and endorsements.
  • Maintain compliance records and ensure all locations remain in good standing with local regulatory agencies.
  • Coordinate permit-related communications with municipalities, landlords, and operations teams.
  • Establish Certificates of Insurance (COIs) and ACH payment information for new vendors upon lease execution.
  • Provide updated Certificates of Insurance to landlords upon request and during annual policy renewals.
  • Maintain vendor compliance documentation and support onboarding processes.
  • Prepare reports related to site selection, lease obligations, development projects, and occupancy costs.
  • Develop executive-level presentations and summaries regarding real estate activity and development pipelines.
  • Collaborate with Operations, Construction, Finance, Legal, Facilities, and Development teams to support restaurant growth initiatives.
  • Provide administrative and analytical support to the Development Department as needed.
  • Participate in special projects and strategic initiatives as assigned.
