About The Position

Anthropic's Global Workplace & Real Estate team is responsible for a rapidly expanding global portfolio, including large-scale office spaces (up to ~450,000 SF) that feature commercial kitchens, executive briefing centers, event spaces, high-end amenities, and the necessary infrastructure for power, cooling, and security. The role of Real Estate Construction Manager is to lead the technical execution of these projects from pre-construction through closeout. This individual will act as the primary technical liaison with general contractors, design teams, and specialty vendors. This is a hands-on construction leadership position focused on project delivery, including delivery methods, contracting strategies, GC selection and oversight, MEP and specialty systems coordination, cost and schedule control, and commissioning. The design direction is provided by the Global Head of Real Estate & Workplace and architects. The role also involves leading and developing a team of project managers responsible for the global portfolio. This position reports to the Global Head of Real Estate & Workplace.

Requirements

  • Bachelor's degree in Construction Management, Engineering, Architecture, Real Estate, or a related field.
  • Deep, hands-on construction expertise, including reading and interpreting architectural, structural, and MEP drawings and specifications, and managing field operations based on them.
  • Command of construction delivery methods and contract structures (GMP, lump sum, cost-plus, design-assist) and change-order management.
  • Experience delivering technically complex scopes such as commercial kitchens, high-end client/amenity and event spaces, data/server rooms with redundant power and cooling, and integrated security systems.
  • Strong pre-construction skills, including constructibility review, estimating, value engineering, and bid leveling.
  • Proficiency in cost and commercial controls, including budgeting by division, schedule of values, pay-application review, change-order governance, and contingency management.
  • Experience managing budgets for projects ranging from $50M to $300M+, and multiple complex projects concurrently.
  • Experience navigating permitting and inspections across multiple jurisdictions, in union and non-union environments.
  • Direct management and development experience with project managers through full project lifecycles.
  • Proficiency with construction PM software (e.g., Procore) and CPM scheduling tools (e.g., Primavera P6 or MS Project), plus MS Office.
  • Excellent verbal and written communication skills, with the ability to tailor messages to different audiences.
  • Willingness to travel 25–50% to various office locations.

Nice To Haves

  • 10+ years in corporate real estate construction management, general contracting, or a related field, with a track record of delivering complex office buildouts on time and on budget.
  • PMP (or equivalent) and OSHA 30 certifications.
  • LEED accreditation or demonstrated experience with sustainable building practices.
  • Commissioning experience on technically complex base-building or tenant systems.
  • Established network of general contractors, subcontractors, and specialty vendors.
  • International project experience and an understanding of building standards and permitting across different countries.

Responsibilities

  • Lead pre-construction activities for complex buildouts, including constructibility and design/drawing reviews, MEP and structural coordination, estimating support, value engineering, and development of GMP or bid packages.
  • Recommend and manage the project delivery method and contracting strategy (e.g., GMP, lump sum, CM-at-risk, design-assist) based on scope, schedule, and risk.
  • Interpret architectural, structural, and MEP drawings and specifications to identify and address potential gaps, conflicts, and risks.
  • Coordinate technically demanding scopes such as commercial kitchens, high-performance AV and acoustics, server/IDF rooms, elevated power density, and integrated physical security.
  • Manage permitting and inspections with authorities having jurisdiction in various markets.
  • Oversee construction execution from mobilization through closeout for multiple concurrent projects, ensuring adherence to schedule, budget, safety, and quality standards by general contractors.
  • Manage technical processes including RFIs, submittals, shop drawings, ASIs, and BIM/clash coordination.
  • Lead owner-architect-contractor and trade-coordination meetings.
  • Conduct site visits to monitor progress, safety, and quality control, enforcing inspection protocols and managing punch lists.
  • Drive commissioning and closeout processes, including systems commissioning, TCO/CO, as-builts, O&M manuals, warranties, and owner training.
  • Ensure compliance with local building codes, ADA requirements, and Anthropic's sustainability goals.
  • Serve as the primary point of contact for general contractors, subcontractors, and external project managers, ensuring clear communication and accountability.
  • Lead the end-to-end GC selection process, including pre-qualification, RFP/ITB, bid leveling, scope normalization, and award.
  • Structure contracts with GCs, including fee, general conditions, allowances, contingencies, qualifications, and exclusions.
  • Negotiate and administer contracts with contractors, vendors, and consultants, managing GC performance throughout construction.
  • Determine which trades and specialty vendors to manage directly versus through the GC, and manage critical long-lead vendors.
  • Develop and maintain relationships with landlords and property management.
  • Build and manage detailed project budgets by trade/CSI division, including hard costs, soft costs, FF&E, technology, allowances, and escalation.
  • Manage design, construction, and GC contingencies.
  • Review and approve budgets, change orders, and invoices, including schedule-of-values setup, pay-application review, retainage, and lien waivers.
  • Govern the change-order process, distinguishing legitimate changes from scope gaps.
  • Lead value engineering efforts while protecting scope and design intent.
  • Maintain cost forecasting and reporting throughout projects.
  • Directly manage and develop a team of Real Estate / Construction Project Managers.
  • Set technical standards, playbooks, and performance expectations for the team.
  • Balance workload across the team based on project complexity and development goals.
  • Coach the team through complex technical and commercial problem-solving.
  • Foster a culture of ownership, continuous improvement, and knowledge sharing.
  • Partner with internal stakeholders (Security, IT, Facilities, Finance, business teams) to integrate technical and operational requirements into project plans.
  • Create executive-level presentations and reports on project status, budget, schedule, and risk.
  • Communicate effectively with the broader employee population about office changes and construction impacts.
