Real Estate Analyst

Base Power Company•Austin, TX
•Onsite

About The Position

Base is hiring a Real Estate Analyst to help build and operate its physical footprint, including distribution warehouses, manufacturing facilities, and office space. The role works with the teams that will use each building to define requirements, source sites, underwrite opportunities, and negotiate deals through certificate of occupancy. It is a hands-on position involving financial modeling, lease redlining, deal execution, and site visits. The analyst will support new site launches, portfolio planning, and the development of repeatable real estate processes. The role collaborates with operations, deployments, launch, finance, brokers, in-house counsel, architects, general contractors, landlords, and leadership. Base notes that it is a startup where priorities and responsibilities may evolve with business needs. The Infrastructure & Development team plans, executes, and delivers capital construction projects needed for Base Power to operate and scale. It serves as the owner's representative across active projects, with dedicated project management for each project and shared procurement, cost management, and process support.

Requirements

  • 2–5 years of experience in real estate, corporate development, investment banking, private equity, or an in-house real estate function.
  • Strong Excel skills and the ability to build lease economics from a blank sheet and defend assumptions.
  • Ability to read leases and assess which terms are worth negotiating and what is market.
  • Ability to work with operations teams to determine building needs and challenge requirements that are not necessary.
  • Project management skills, including tracking many open items across brokers, architects, general contractors, and landlords.
  • Ability to build processes independently and turn a messy manual workflow into a process others rely on.
  • Ability to adapt quickly across lease redlines, credit discussions, and permitting calls.

Responsibilities

  • Define site requirements with internal users before touring properties, including footprint, power, dock doors, clear height, battery storage and fire code requirements, parking, and timing.
  • Source and execute distribution warehouse, office, and manufacturing launches from site selection through certificate of occupancy.
  • Build deal underwriting models covering base rent, operating expenses, tenant improvements, escalations, abatement, parking, and yield on cost, including side-by-side scenario analyses.
  • For larger projects, compare leasing, owning, build-to-suit, and yield-on-cost options for leadership.
  • Redline and negotiate letters of intent, leases, and amendments with brokers and in-house counsel.
  • Evaluate state and local incentives before committing to a site.
  • Anticipate expansion needs in existing markets by identifying facilities that may run out of space.
  • Work with deployments to create utilization metrics for distribution facilities and downsize or exit facilities that are not earning their footprint.
  • Build an internal real estate sourcing process that connects deployments, launch, operations, and finance.
  • Maintain the portfolio system of record, including commencement dates, renewal windows, ROFO and ROFR rights, certificates of occupancy, insurance, and landlord contacts.
  • Develop and document a playbook to make future launches faster and transferable to the teams operating each market.
