This position may be filled at either the Real Estate Agent or Senior Real Estate Agent level. The level offered will be determined based on the selected candidate's qualifications, experience, skills, and demonstrated ability to perform the responsibilities of the role. The Real Estate Agent negotiates and successfully closes non-complex purchases and sales of real estate in fee, and negotiates and acquires routine easements, contracts, leases, rentals, permits, licenses, and agreements in their assigned portfolio supporting a specific area of the Real Estate business model. The Senior Real Estate Agent is responsible for creating or requesting proper legal or deed descriptions and obtaining real estate market data from public records. They read, comprehend, and suggest revisions to engineering drawings and plans. They read, understand and communicate property valuation information to landowners, as contained in formal real estate appraisals prepared by professional certified appraisers for the purposes of the purchase and sale of fee property interests, and in acquiring and granting easements, leases, licenses, permits and construction-related damages. They gather title work materials to determine or cause to be determined appropriate ownership information for individually assigned projects or in support of higher-level projects as assigned. They examine and comprehend title policies, certificates or commitments, and abstracts of title. They investigate and review quantitative site and route selection analysis for land purchases, partial acquisitions and/or leasing opportunities and to make directionally correct decisions regarding same. They successfully negotiate and prepare legal instruments for the acquisition or disposal of fee property interests, easements, leases, licenses, permits, agreements, and property damages. The role may require working directly with Ameren Legal Department or other stakeholder groups on document revisions and language changes to the standard form document. They interpret and assess the regulations of municipal, county, state and federal jurisdictions and commissions to assign the correct Ameren Real Estate resource to negotiate with elected and appointed officials (or their staff) in determining permitting and zoning compliance requirements. They occasionally provide testimony on behalf of the company in eminent domain proceedings and other legal matters, when required. They understand organizational processes, tools, and functional roles along with in-depth technical expertise in assigned job function. They recommend innovative yet practical solutions for improving work processes across all functional areas in the organization and champions learning while driving results. They collaborate in preparing required real estate documents and/or evidence in support of ICC, PSC, FERC, or other regulatory body governing company projects. They provide scope definition, cost management, schedule development, change management, stakeholder engagement, risk identification and risk management for assigned projects. They direct and manage project budget, review and approve invoices, develop project cash flows, revise project budget and forecasts as needed. They lead and manage contractor personnel and business lines engaged in real estate activities.
